Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/25/20: The ac air filter is dirty & needs to be replaced. Could not gain access to the storage room below with keys provided.6/25/20: A Grand aire services invoice is on the kitchen counter photo below. The dining room chandelier was on when I arrived. The air conditioner is back to working as it should, the humidity level is back down to an acceptable level inside so I moved the ac thermostat back up to the previous setting of 78. Will continue to monitor closely & adjust accordingly. Started the vehicle & let it idle during the service call. Oil change indicator is on.
6/25/20: Poured vinegar down the HVAC condensate drain line.
6/25/20: The humidity level was still high inside on both floors when I arrived, I found the dehumidistat moved back to the previous setting of 65%? I moved it back to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely. Upstairs temperature & humidity readings were 86.1 & 64.7.
6/25/20: There appears to be mildew all over the outside of the front door see photos below. Checked damp rid buckets.
6/24/20: The ac air filter is dirty & needs replaced size 18x24x1. Weeds are growing in the driveway. I made sure to turn the water main off to the house only.
6/24/20: Brought in 2 pieces of mail photo below. Checked the pool bathroom.
6/24/20: There was a magazine laying in the driveway when I arrived see photo below.
6/24/20: Weeds & grass are growing in the landscape beds. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
6/24/20: Removed a lawn care extraordinaire sign dated 6/20 from the front yard.
6/24/20: The alarm system said warning keypad battery low when I arrived. The ac air filter is dirty & needs replaced size 20x20x1. The west guest bedroom & the half bathroom each has some drywall removed from one of the walls. No tub or sink in the master bathroom. Checked the pipe screwed into the top of the irrigation pump.
6/24/20: Removed a tradewinds pest control sign dated 6/10 from the front yard. The ac thermostat batteries were low when I arrived, I replaced both batteries with 2 new AA batteries see photo below. Sticks & branches are starting to build up on the roof & gutters from the oak trees on the right side of the house. The guest bathroom sink leaks from the trap at the drain stop connection when water is running, I tried tightening the drain stop but it continued to leak. I shut the valves off & tagged it as such. The damp rid bags in the closets are full.
6/24/20: The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
6/24/20: The alarm system was deactivated when I arrived, I accidentally activated it setting off the alarm. The humidity level was slightly high inside the residence, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned off the breakers to the range & water heater. Photo of birds below. The water main was on when I arrived. I was able to activate the alarm upon leaving.
6/24/20: Brought in 5 pieces of mail & 1 package see photos below. The lawn is excessively high & needs to be mowed see photo below. Weeds & grass are growing in the landscape beds see photo below. The guest bathroom sink is leaking from underneath when water is running only, I shut the valves off & tagged it as such see photo below. The ac air filter was dirty, I replaced it with a new one from next to the air handler & wrote the date of installation on it. Poured vinegar down the HVAC condensate drain line. Poured capful of bleach into each toilet. Checked all damp rid buckets. The plastic bleach bottle in the master bathroom is dry rotted & leaking from the bottom onto the floor. I put the whole bottle into a plastic bucket from the garage.
6/24/20: The water main was on when I arrived. Weeds are growing in the pavers on the back patio. Spider webs are building up on the walls & soffits on the exterior of the house. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
6/24/20: The lawn has been mowed. Visual check of the boat, trailer & vehicle.
6/24/20: All damp rid bags are full. Photos of the boat & motor below.
6/24/20: Brought in 1 package left by the front door see photo below. (Forgot to include photo in service report.)
6/24/20: The pool water level was really low when I arrived, I ran the garden hose in it during the entire service call to help bring up the water level to around 1/3 the skimmer port. Turned off the breaker to the range. Found the door between garage & home unlocked. Visual check of the car in the driveway.
6/24/20: The pool water level is back to an optimal level of half the skimmer port. The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. Checked the shed in back.
6/24/20: Drove the vehicle within the community. Weeds are growing in the lanai pavers again. Spa water level is at an optimal level. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
6/24/20: The neighbors truck was in the driveway.
6/24/20: Brought in 1 piece of mail photo below. The pool water auto leveler is not connected & sitting on the lanai photo below. The batteries in the ac thermostat were low which I replaced with 2 new AA batteries see photo below. Found the right side master bedroom sliding glass door unlocked. The irrigation system is turned off. There is Seawall construction on yours & the neighbors photo below. Poured 1 oz of bleach in each toilet. Picked up the check from the kitchen counter.
6/24/20: The ac air handler in the garage is dripping water all over the floor. The kitchen sink faucet is leaking from underneath when water is running only see photo below. I shut the valves off & tagged it as such. Window in garage has been closed. Visual check of the boat photo below.
