Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,123 service calls we have performed 28,968 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/11/25: Removed some true green signs from throughout the yard. Brought in two pieces of mail with a stack of sales flyers see photo below. There are some perishable items inside the refrigerator see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not use the garbage disposal as it is temporarily broken. Client is addressing. I made sure to use the left side sink only. Cleaned up some dead ants in the master bathroom. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.2/10/25: The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
2/10/25: The photo eye sensor for automatic dusk to dawn operation on the lamp post in the front yard appears to have failed causing the lamp to stay on in the daytime. I was unable to find the switch to turn the lamp post off for now. A new photo eye sensor is recommended. Client will address the situation. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
2/10/25: Brought in two pieces of mail with some sales flyers see photo below. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
2/10/25: Poured one bottle of Nuline down the ac condenser drain line for preventative maintenance. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
2/7/25: I watered the 5 plants inside. The lawn has a bit of browning, reported previously. The water leak sensor under the kitchen sink is no longer beeping. The pool has debris on top and bottom due to the lanai construction. The rest of the pool cage has been removed, reported previously. New pool cage pieces are in the yard, reported previously. The ovens have been removed from the kitchen, reported previously. Ceiling leak in the guest bathroom and bedroom, reported previously. Brought in to the garage a new green garbage receptacle.
2/7/25: The homeowner maintains the pool level remotely. The garbage disposal is very loud, reported previously, did not run. There is a bit of digging under the fenced shower area inside the fenced area next to the garage area, reported previously. Looks like it could be a rabbit sized hole. The back fence has been repaired, photo below. The plastic container on the lanai has been righted, photo below. I could not find the key to the pool house so I was unable to check it. I generally leave it on the end table next to the front door. I looked all over the home without looking in drawers.
2/7/25: Picked up the check from the dining room table. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
2/7/25: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 60. Checked light timer in living room. Lanai screen door is locked.
2/7/25: Will water the plant on the lanai every other service call. Lanai screen door is locked.
2/6/25: The gutters above the right side of the large garage overhead door appear to have rust holes in them causing it to drip leak from several areas onto the driveway below see photos below. The lanai ceiling with the damaged drywall joint appears to be falling now see photo below. All of the new landscaping plants & bushes appeared to be healthy. The pool pump was on & appeared to be working correctly. Made sure the water heater, oven & ice maker were off. There are some perishable food items inside the refrigerator see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
2/6/25: The inside of the residence has been cleaned & almost all of the perishable food items have been removed from the refrigerator since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the AC not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
2/4/25: Drive by. Brought the car title & registration to UPS for forwarding per the client. Photo of the receipt with tracking number below.

2/4/25: Photo of water main shutoff valve below. The humidity in the garage is a bit high but the AC unit is running and the air coming from it is 73.4 The front yard dryness appears to be no worse than last week.
2/4/25: Some plants remain bent over a bit, they will require re-staking. The master bath toilet leaks a bit at the fitting on the underside of the tank, photo below. The water is off at the wall and the water main so this is not an issue that needs repaired immediately, it can wait until your return. I have tagged the tank indicating this issue.
2/4/25: I poured 4oz of water down the AC drain chased by 12oz of hot water. There was a notice from the water department at the front (side) door, photos below. I will text them as well.
2/4/25: The irrigation circuit breaker was tripped again. Also the kitchen outlets, disposal and wager were tripped as well, I reset all of them. Trees out back are still leaning over from the storms. There was a notice from the water department inside the storm door. Photos of front and back are below, texting as well.
2/4/25: The right sink in the master bathroom has a slow drain, reported previously.
2/4/25: I brought in a pool slip from the lanai dated 1/30. I watered all the plants within the pool cage. Photo of an envelope received this week that looks a bit important below
2/4/25: More vinegar has been provided since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air and mitigate high humidity level. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
2/4/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. I had to remove the small package of fruit as it was starting to perish. Read the note & picked up the envelope from the dining room table. Found the living room right side sliding glass door unlocked & locked it. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
2/4/25: Removed the title & registration from the car to forward to the client via ups. Brought in one piece of mail with some sales flyers see photo below. I included the mail document in with the car documents to be forwarded. The smoke detector in the kitchen hallway was chirping when I arrived. I replaced the battery with a new 9V battery from one of the kitchen drawers & tested it after installing the new battery. Both guest bedroom windows are still waiting for new screens. Facade of building waiting to be repaired. Client advised that the building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.

Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
2/4/25: The lanai may need to be pressure washed soon. The pool water level was extremely low again below the bottom of the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
