Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/6/20: Ran rinse cycle on dishwasher & poured vinegar down the HVAC condensate drain line. Started the suv & let it idle during the service call. Made sure to unplug the battery maintainer before starting the suv & opened the dishwasher door when it finished the rinse cycle.
7/6/20: Exterior good, pool clean, water level 1/4 skimmer port, running water during inspection and until I inspect other Antolik house, pictures below
7/6/20: Poured vinegar down HVAC condensation evac tube, dehumidifier running at 66
7/6/20: Turned on the irrigation system see photo below. Sticks & branches are starting to build up on the roof & gutters from the oak trees on the right side of the house. The guest bathroom sink leaks from the trap at the drain stop connection when water is running, I tried tightening the drain stop but it continued to leak. I shut the valves off & tagged it as such. The damp rid bags in the closets are full.
7/6/20: Brought in a sun newspaper laying by the front door see photos below.
7/6/20: Photo of pool below. There is still some slight browning in the lawn see photos below. Watered the plant next to the front door on the inside.
7/6/20: All damp rid bags are full. Photos of the boat & motor below.
7/6/20: Slider was unlocked, picture below shows what happened when I was checking doors on my exterior walk around. I was able to open door photo shows you which door. Door was NOT ajar just unlocked, I locked before departure. Dehumidifier running in garage read 47.
7/6/20: Ensured that both the big tv in the living room was unplugged & the grey cord see photo below. The pool water level was slightly low again at 1/3 the skimmer port when I arrived, I ran the hose in it during the entire service call to help keep the water level up.
7/6/20: Pool with debris on surface and bottom, picture below.
7/6/20: Visual check of the boat, trailer & vehicle.
7/6/20: Started the car & let it idle during the service call. The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
7/6/20: The addition on the left side of the outdoor shed has been removed see photos below. The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. Checked the shed in back.
7/6/20: Brought in 6 pieces of mail photo below. The humidity level was slightly high inside when I arrived, I lowered the dehumidistat down to 55% to help mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The lawn is excessively high & needs to be mowed. Weeds & grass are growing in the landscape beds. The guest bathroom sink leaks from underneath when water is running only, I shut the valves off & tagged it as such. Poured vinegar down the HVAC condensate drain line. Poured capful of bleach into each toilet. Checked all damp rid buckets.
7/6/20: The water main was on again when I arrived. The kitchen lights & ceiling fan were on when I arrived. Photos of birds and floor below.
7/6/20: Pool clean , water 1/2 skimmer port. Met paver company to move items from lanai into the garage so they could begin sealing pavers. This extended normal time by a minimum of 15 minutes.
7/6/20: Replaced the remaining dirty air filter in the master bedroom with a new pleated air filter see photo below. Weeds in pavers appear to have been sprayed. Mud daubers are on the front entrance ceiling photo below. Spa water level is at an optimal level. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
7/3/20: Brought in 1 piece of mail photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
7/3/20: Found the door between garage and home unlocked. Turned off the breaker to the range. Checked all damp rid bags. Landscape bushes need to be trimmed see photos below.
7/3/20: Poured vinegar down the HVAC condensate drain line.
7/3/20: Poured vinegar down the HVAC condensate drain line. Checked all damp rid bags & buckets.
7/3/20: Used the new water main handle to turn water on & off to the house. Brought in 8 pieces of mail photo below. Turned off the breaker to the range & water heater. Made sure valves were off to the washing machine. Cleaned up a dead pile of bees from the kitchen floor see photo below.Visual check of the boat & trailer in the backyard photo below. The rv has been removed from the driveway.
7/3/20: Poured capful of bleach into each toilet. Sidewalk & driveway are still clean & all the landscaping looks good. Made sure light in garage didn’t stay on.
7/3/20: All damp rid bags are full. The guest bathroom toilet runs, I turn the valve on & back off to flush it. It has been tagged as such. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
7/3/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.
