Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/26/20: The pool water level was slightly low when I arrived, I ran the garden hose in it during the entire service call to help bring the water level up to half the skimmer port. Brought in a large pile of mail from the mailbox. The new garage door has been painted to match. Lowered the storm shutter over the front door. Drove suv within community.6/26/20: Removed a pesticide application sign dated 6/25 from the front yard.
6/26/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
6/26/20: Poured vinegar down the HVAC condensate drain line.
6/26/20: Watered the 3 plants on the lanai.
6/26/20: Found the ac thermostat changed from 79 to 80?
6/26/20: The guest bathroom toilet runs, the valve is off & I tagged it as such.
6/26/20: Turned off the breaker to the range. Found the living room & right side master bedroom sliding glass doors unlocked. Checked all damp rids.
6/26/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
6/26/20: Watered the plant on the kitchen counter.
6/26/20: No water leaking or damage in your unit. Leak reported in the unit below was determined to be condensate from their HVAC system. Brought in 2 packages left by the front door see photo below.
6/26/20: Turned off the breaker to the water heater. Both ac filters have been replaced. The upstairs half bathroom toilet is no longer leaking. The railings on both balconies have green mildew on them. Lower level readings temp 82.6 and humidity 43.7%.
6/26/20: Met with grand aire technician Paul & let into the residence for HVAC maintenance. Client confirmed I could leave the residence before the technician is finished. Landscaping & flowers all look healthy lots of rain recently see photos below. All ceiling fans are on. The stain on the upstairs guest bedroom ceiling next to the ac return vent has not changed in appearance, will continue to monitor closely. Landscape lighting is off.
6/26/20: The master bathroom toilet is disconnected from the plumbing & moved over to the side see photo below. Found the ac thermostat changed to 78? Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
6/26/20: The master bathroom toilet is running slowly as well, it appears the flappers in both toilets are deteriorated and need to be replaced, I shut the valve off & tagged it as such. The guest bathroom toilet runs slowly, I shut the valve off & tagged it as such.
6/25/20: Found the master bedroom sliding glass doors unlocked. The two lamps in the dining room are on. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Wine chiller is off. Poured capful of bleach into each toilet. Checked damp rid buckets.
6/25/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
6/25/20: The master bathroom bathtub has no water pressure, it is tagged as such.
6/25/20: Started the car & let it idle during the entire service call. Dehumidifier in kitchen read 45. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
6/25/20: Could not access the garage, floors are being painted. The Camry has been moved to building #25. Watered the live plant on the kitchen window sill.
6/25/20: The kitchen & bathroom have changed in appearance see photos below. Found the ac thermostat set to 69 & moved it back up to the previous setting of 80. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
6/25/20: The wine cooler in the dining room was on & reading 41/50.
6/25/20: Found the living room sliding glass door unlocked. The humidity level was high on both floors when I arrived, I lowered both upstairs & downstairs dehumidistats to 55% to help mitigate the high humidity levels. Will continue to monitor closely & adjust accordingly. Client requests no water to be ran.
6/25/20: Started the car & let it idle during the service call.
6/25/20: The dehumidifier in the storage room is making a loud noise. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
