Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,664 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/20/20: Weeds & grass are growing in the landscape beds. Sticks & branches are building up on the roof & gutters from the oak trees on the right side of the house. The guest bathroom sink leaks from the trap at the drain stop connection when water is running, I tried tightening the drain stop but it continued to leak. I shut the valves off & tagged it as such. The damp rid bags in the closets are full.
7/20/20: Removed an undated pesticide sign from the front yard. The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
7/20/20: Exterior bushes need trimmed all around, pictures below, interior clean, humidity good, no problems observed pool clean water level 1/2 skimmer port
7/20/20: Checked all light timers.
7/20/20: Exterior needs bushes trimmed, picture below interior clean, poured vinegar down HVAC condensation evac tube, humidity good, no problems observed
7/20/20: The lawn appears to have been mowed recently but is already starting to get high again. All previously collected mail has been removed from the kitchen counter. Weeds & grass are growing in the landscape beds. The guest bathroom sink leaks from underneath when water is running only, I shut the valves off & tagged it as such. Poured vinegar down the HVAC condensate drain line. Poured capful of bleach into each toilet. Checked all damp rid buckets.
7/20/20: Exterior good, interior clean, humidity good, no problems observed

7/20/20: Exterior, mailbox broken, picture below. Pool clean water level 2/3 skimmer port, interior large bug disposed of, poured vinegar down HVAC condensation evac tube
7/20/20: Visual check of the boat, trailer & vehicle.
7/20/20: Exterior good, garage door painted shut, tried to open before noticing, weatherstripping pulled loose at top, stopped and released remainder rubber seal, needs nailed at top, caulk and paint touch up, interior clean, no problems observed, picture below
7/20/20: All damp rid bags are full. Photos of the boat & motor below.
7/20/20: Exterior front coach light at garage possibly blown loose, picture below, pool clean and water level 1/2 skimmer port, interior no workers present, weeds growing on lanai

7/20/20: Exterior , lawn debris from last storm, time to trim again, pool clean water level good, pictures below, interior good, no problems observed
7/20/20: Weeds & grass are growing in the rocks of the driveway see photo below.
7/20/20: The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded & I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. Checked the shed in back.
7/20/20: Drove the vehicle within the community. Removed a problem solved pesticide sign dated 7/6 from the front yard. New weeds are growing in all the pavers & landscape beds from all the recent rains see photo below. Spa water level is a few inches below the water line see photo below. Mud daubers are on both outside entrance ceilings. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has missing grout in the corners.
7/18/20: Brought in 5 pieces of mail & 1 package from the mailbox see photos below. Removed a Truly nolen sign dated 7/9 from the front yard. Met with irrigation technician Jesse from Conserva irrigation & let into the garage for access to the irrigation timer for irrigation maintenance. I stayed inside the residence until the technician was finished, closed the garage overhead door & locked the front door when leaving. 10:15am-12:15pm.
7/17/20: Went to the residence for a temperature & humidity check per client. The old kitchen sink & garbage disposal were sitting in front & the permit inspection card was taped to the front door when I arrived see photos below. The house was vacant, the refrigerator is plugged in & has been moved out into the hallway next to the ac thermostat. Part of the house is sealed up with plastic inside see photos below. Ac thermostat is set to 78. Temperature & humidity readings were 78.8 & 52.6%. Temperature & humidity readings currently ok.
7/17/20: Brought in 2 pieces of mail photo below. Neighbor with red fiat stopped by to check when I was in the residence. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/17/20: Nothing has changed in appearance. Left the lockbox on front door. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
7/17/20: Dehumidifier in kitchen read 49. Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on.
7/17/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
7/17/20: The alarm keypad was beeping when I arrived, I was able to silence it by pressing the off button. The storage room in the laundry room is unlocked and the door is open.
