Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/6/20: Pool clean , water 1/2 skimmer port. Met paver company to move items from lanai into the garage so they could begin sealing pavers. This extended normal time by a minimum of 15 minutes.
7/6/20: Replaced the remaining dirty air filter in the master bedroom with a new pleated air filter see photo below. Weeds in pavers appear to have been sprayed. Mud daubers are on the front entrance ceiling photo below. Spa water level is at an optimal level. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
7/3/20: Brought in 1 piece of mail photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
7/3/20: Found the door between garage and home unlocked. Turned off the breaker to the range. Checked all damp rid bags. Landscape bushes need to be trimmed see photos below.
7/3/20: Poured vinegar down the HVAC condensate drain line.

7/3/20: Used the new water main handle to turn water on & off to the house. Brought in 8 pieces of mail photo below. Turned off the breaker to the range & water heater. Made sure valves were off to the washing machine. Cleaned up a dead pile of bees from the kitchen floor see photo below.Visual check of the boat & trailer in the backyard photo below. The rv has been removed from the driveway.
7/3/20: Poured capful of bleach into each toilet. Sidewalk & driveway are still clean & all the landscaping looks good. Made sure light in garage didn’t stay on.
7/3/20: All damp rid bags are full. The guest bathroom toilet runs, I turn the valve on & back off to flush it. It has been tagged as such. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
7/3/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.
7/3/20: All hanging damp rid bags are full. Bug zapper on lanai is on. Hairline cracks are still in the living room ceiling & master bedroom ceiling.
7/3/20: The ring flood light camera has been removed from the front left side of the garage & a security camera has been added to the right side of the garage. The storage room in the laundry room is unlocked and the door is open.
7/3/20: Nothing has changed in appearance. Left the lockbox on front door. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
7/3/20: Replaced the battery in the guest bedroom smoke detector that was chirping with a new 9v battery & made sure to test it. Dehumidifier in kitchen read 45. Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on.
7/3/20: Several mud dauber nests are still on the walls in the garage see photos below. Visual check of leaf guard on ac condenser photo below. Removed plastic Saran Wrap from both toilet bowls to prevent mold & mildew from setting up in the bowls. Poured capful of bleach into each toilet.
7/3/20: Removed a Hughes Exterminators pest control sign from the fro t yard. Brought in 1 piece of mail & a Hughes Exterminator service slip that was on the front door see photos below. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
7/3/20: Brought in 2 pool service slips dated 6/23 & 6/30. The lawn is green & plush photo below. The landscape bushes near the west pool cage screen door are starting to block the entrance & need to be trimmed see photo below.
7/2/20: Emptied & refilled damp rid buckets in both bathrooms with the granules supplied on the kitchen counter. Could not find any more damp rid bag replacements for the closets, had to bring in one new box of damp rid bags & replaced a full bag in the master bathroom closet. Photo of new box below.
7/2/20: The plants on the lanai all look healthy. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
7/2/20: All ceiling fans & closet fans are on. Floor painting in the garage is complete & the golf cart has been returned. All vehicles from bldg #26 have been placed in #27 garage. Can not get power to the golf cart for the charger extension cords have been switched around by the hoa for air dryers in vehicles from bldg#26. Storage room #2 observations- Refrigerator & freezer on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 88.8 & 41.3%.
7/2/20: No access to the garage, floors are being painted. Visual check of the Jeep & suv which have been moved to bldg #27.
7/2/20: The downstairs hallway closet light closest to the kitchen was on when I arrived. Mini fridge in dining room is on & cold.
7/2/20: Started the car & let it idle during the service call.
7/2/20: Remodel work has not changed in appearance since the last service call. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
7/2/20: Replaced the dirty ac air filter with a high quality allergen pleated filter & wrote the date of installation on it see photo below. The disposal was seized when I arrived, I was able to free it using the Allen wrench.
