Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/8/20: Brought in 9 pieces of mail photo below. Turned off the breaker to the range. The master bathroom right side sink has a slow drain, I have tagged it as such. Both ac air filters are dirty & need to be replaced size 20x20x1 photos below. Visual check of the boat photo below. Watered the plants on the lanai.7/8/20: The landscape bushes on the left side of the house need to be trimmed see photo below. The lawn has some browning on the front, back and sides see photos below. The irrigation timer is off.
7/8/20: Removed a truly nolen sign dated 7/1 from the front yard. Brought in 5 pieces of mail photo below. The pool water auto leveler is not connected & sitting on the lanai. There is some minimal browning in the front yard see photo below. Weeds in the landscape beds appear to have been sprayed & are brown and wilting. The irrigation system is turned off. Current photo of seawall construction below. Poured 1 oz of bleach in each toilet.
7/8/20: The air conditioner has been repaired & is no longer dripping water on the garage floor. A smoke detector in the living room & the guest bedroom hallway were chirping when I arrived, I was able to replace one of the 9v batteries with the last one provided on the table in the living room & had to supply a 9v for the other smoke detector. Made sure to text them after installing the new batteries. The kitchen sink faucet leaks from underneath when water is running only, I shut the valves off & tagged it as such. Visual check of the boat photo below. Remove. the lockbox from the front door.
7/8/20: The water main was on when I arrived, most likely from pool company leaving hose with timer on in pool. Visual check of the boat photo below.
7/8/20: Brought in 18 pieces of mail see photos below. Visual check of the boat photo below. The ceiling fan in the kitchen is on. Made sure to use the water main with the green handles only.
7/8/20: Watered all exterior potted plants. Valves are off on all toilets, I turned them on then back off to flush them. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
7/7/20: The humidity level was slightly high inside when I arrived over 60%, i lowered the dehumidistat down to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The new fan blades have already been installed before I arrived & it appears repairs have started on the bathroom leak see photos below. Did not run the shower in the master bathroom due to potential leak going through wall. Replaced two 9v batteries in the smoke detector on our first meeting to set up service.
7/7/20: Disconnected the battery maintainer, unplugged the air dryer, opened the garage door screens, pulled the car out of the garage & let it idle during the entire service call see photo below. Reconnected the battery maintainer, plugged the air dryer back in, closed the screens & put the car keys back on the dining room table. There is a fresh oil stain on the garage floor from underneath the front of the car see photo below. Put the old mailbox in the garbage can. The section of metal soffit on the front of the house still needs to be repaired. Checked all light timers.
7/7/20: The small citrus tree in the front yard appears to be dying see photo below. Tested the irrigation system, ran 2 zones.
7/7/20: Exterior: animal digging in back, pool area, pool not very clean on bottom, also water level 1/4 skimmer port, adding water as I inspect
7/7/20: A kia suv was parked in the driveway when I arrived see photo below. Weeds are growing in the pavers & landscape beds see photos below. Checked damp rid buckets & bags, the damp rid bags in the master bedroom closet & bathroom are full & need replaced. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
7/7/20: Exterior good, pool clean and water level 1/2 skimmer port, spa also full, interior good, added bleach to toilets, no problems observed
7/7/20: Started the car & let it idle during the entire service call, made sure to release the parking brake after turning the car off & put the key back on the kitchen counter. The pool water level was low when I arrived, I ran the garden hose in it during the entire service call to help bring the water level up. I tried tightening the trap on the master bathroom sink with my hand but could not get it to stop leaking, I turned the valves to the faucet back on and ran water very slowly so it didn’t leak out the top of the trap. The plants on the lanai were wet from rain & did not need watering. Weeds & grass are growing in all the landscape beds. Noticed the new mailbox across the street on this service call, no mail.
7/7/20: No mail, exterior good except small ant colonies starting on Lanai, interior good, ran water, flushed and brushed toilets, ran disposal dry, ran water from fridge, no problems observed
7/7/20: Brought in 1 piece of mail & some junk mail, put them in the box by the front door see photo below. Weeds are growing on the lanai by the pool photo below. Wine chiller in kitchen was on & read 53. Watered the plant in the living room. The podocarpus bushes on the front & right side of the house still need to be trimmed.
7/7/20: Exterior good, Interior clean, no problems observed, ran water, flushed and brushed toilets, added bleach, poured vinegar down HVAC condensation evac tube, watered plant in kitchen sink, ran disposal,
7/7/20: Unplugged the water heater. Emptied & turned off the ice maker. The ac air filter was dirty, I replaced it with a new pleated one that was in the garage size 20x24x1 & wrote the date of installation on it. Found the living room right side sliding glass door unlocked.
7/7/20: Exterior good, spiders building again, pictures below, Interior, poured vinegar down HVAC tube, all clean, no problems observed, turned disposal breaker on off to run it
7/7/20: The pool water level was slightly low when arrived, I ran the hose in it during the entire service call to help bring up the water level. Both pool cage doors are locked.
7/7/20: The pool water level was slightly low at 1/3 the skimmer port when I arrived, I ran the hose in it during the entire service call to help bring the water level up. Removed an undated Massey pest control sign from the front yard. A screen on the pool cage is still on torn on the back left side by the screen door. Brought in 4 pool slips from the lanai dated 6/10-7/1. Weeds & grass are growing in the front landscape beds see photos below.
7/7/20: Exterior good, no problems observed, Interior clean, humidity good, no problems observed
7/7/20: The humidity is back down to a tolerable level under 60% inside after making the correction on the thermostat last service call. The mini fridge that is sitting unplugged in the den appears to have leaked a sticky fluid onto the tile floor around it, could not find any open containers inside. It appears to possibly be compressor fluid see photos below. Could not unlock the mailbox with keys provided. The hot water handle on the utility room faucet leaks when water is running only, I shut the valve off to it & tagged it as such. The kitchen sink faucet leaks from underneath in two different areas when water is running only, I shut the valves off & tagged it as such. Found a pile of debris coming from a crack under the left guest bedroom window sill & now several other locations. Possibly termites? Spiders & dead ants along baseboards. There is a small puddle of brown liquid on the floor under the front right side of the suv. Made sure to turn the water main off to the house only before leaving.
7/7/20: Exterior: spiders building nests both sides up around gutters, dead area in grass front elevation, pool clean and water level 1/2 skimmer port.
7/7/20: Digging in back yard (photo below), not sure why? Weeds growing on outside patio again
