Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,664 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/27/20: Poured vinegar down the HVAC condensation evac tube.
7/27/20: Poured vinegar down HVAC condensation evac tube. Ran shutters up and down.
7/27/20: Poured vinegar down HVAC condensation evac tube. FedEx envelope at front door that I brought inside. Debris on the bottom of the pool.
7/27/20: Two of the trees outback have broken limbs from storms this weekend. You have a ceiling leak in the front bedroom photos below. Called my roofer and sent client his info as well.
7/27/20: Poured vinegar down HVAC condensation evac tube. Poured a few ounces of bleach in each toilet.
7/27/20: Weeds on lanai as previous reports indicate.
7/27/20: Poured vinegar down HVAC condensation evac tube and chased with 1 cup of water.. Did not run showers per client.
7/27/20: Photo of what appears to be orange mildew around entry door from the garage to the house below.
7/27/20: Did not water plants per phone call with client yesterday.
7/27/20: The key to the unit & the lockbox lid have been returned since Friday morning. There appears to have been some activity inside since the last service call. The master bedroom door was closed, a guest bedroom closet was closed & a toilet seat was also down. The ceiling repair in the living room has not changed in appearance. Watered the sago palm on the lanai.
7/27/20: Brown area in lawn out front
7/27/20: Pool level good middle of slimmer port. Some depressing on the bottom of the pool. The master bath toilet runs slightly and continuously so I shut the tank full water valve off below it. I believe the guest bath ceiling is leaking from the past few storms because there were rusty water spots on the floor under the vent, photos below. The garage has rain water that was probably forced under the garage door, photo below.
7/27/20: Water not to be used per client. Humidity level very good, dehumidifier running at 52. You have roof guest photo below, thought you would enjoy it.
7/27/20: Exterior good, pool clean, water level 1/2 skimmer port, landscaping needs some trimming mentioned in previous reports. Humidity slightly high so I changed the humidistat to 55% to help mitigate.
7/27/20: Landscaping needs attention as mentioned in prior reports. Pool clean and level is good.
7/25/20: Cleaned the inside of the mini fridge & the tile floor surrounding the fridge in the den due to something leaking, found 4 empty sprite soda cans inside that had leaked out from the bottoms. Put all other unopened beverages from the mini fridge into the refrigerator in the kitchen & moved the mini fridge into the garage. Left it unplugged with the door open. Also put a new combo Master lockbox on the side door, made sure to leave the house key inside of it & tested it before leaving. Texted client the lockbox code.
7/24/20: Brought all mail to the post office for forwarding per client, photo of receipt with tracking number below.
7/24/20: Drove the suv & golf cart within the community. The batteries were low on the guest bedroom hallway ac thermostat, I replaced them with 2 new AA batteries see photo below.
7/24/20: Brought in 2 packages & a large stack of mail see photos below. Drove the vehicle within the community. Weeds are growing in the pool tiles.
7/24/20: The pool pump appears to be leaking from somewhere see photo below. The humidity level was on the cusp of being over the acceptable level of 60%, I lowered the thermostat to 77 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. No water in kitchen. Photos of remodel progress below. Ran mesh shutters up & down. Removed a pesticide sign dated 7/16 from the yard. Pulled both vehicles out of garage & let idle during the service call.
7/24/20: Found one of the distilled water jugs on the shelf in the garage was dry rotted & drip leaking from a hole in the bottom onto the stuff below it see photo below. I removed the water jug & wiped up the water. Brought in 2 pieces of mail see photo below, will bring to the post office with the other previously collected mail for forwarding. Damp rid buckets in the suv are full.
7/24/20: The batteries were low on the ac thermostat, I replaced them with 2 new AA batteries see photo below.
7/24/20: The humidity level was slightly high on both floors, I lowered the dehumidistat to 50% to help mitigate the humidity levels. Will continue to monitor closely & adjust accordingly. Replaced 2 full damp rid bags in the upstairs closets with the damp rids provided.
7/24/20: Checked damp rid bags.
7/24/20: The humidity level has stayed under the acceptable level of 60% since making the original adjustment.
