Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,962 service calls we have performed 29,675 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
8/20/20: New back flow preventers for the water mains have been installed in the parking garage see photo below. Checked the damp rid bag in the mb closet. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
8/20/20: No water pressure, could not get water into the unit. Found one of the water main handles that we don’t use turned off? See photo below. Checked all damp rid buckets.
8/20/20: The lanai has a puddle on the floor from recent rain photo below. The inside of the attic door has mildew on it see photo below.
8/20/20: The ac air filter is dirty & needs to be replaced. Could not gain access to the storage room below with keys provided.
8/20/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The trim is rotting on the bottom right side of the lanai storage room door from rain & a pillar on the right side of the lanai has large cracks in the stucco see photos below. Started the vehicle & let it idle during the service call. Oil change indicator is on.
8/20/20: The lanai has a puddle on it from recent rain, the lanai storage room door trim is rotting on the bottom left side of the door from the rain water puddling see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line.
8/20/20: The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely.
8/20/20: Cleaned up several dead millipedes. Checked all damp rid buckets.
8/7/20: No charge drive by temperature & humidity check to get into next weeks schedule. Thermostat read 78/79. Temperature & humidity readings were 79.1 & 52.0%.
8/19/20: Exterior good, pool clean, spa full, pictures below, interior clean, humidity very good, tire flat on car, no problems observed
8/19/20: Some trees in need of trimming, pool clean and water 1/2 skimmer port, Interior clean, humidity good, no problems observed, pictures below

8/19/20: Exterior good, nice rainy day, interior clean, damp rid buckets in garage less than 1/2 full, humidity good, no problems observed

8/19/20: Exterior, pool under construction, pictures below, water on upon arrival, off upon departure, interior clean, added bleach to toilets, poured vinegar down HVAC tube, humidity acceptable, no problems observed
8/19/20: Brought in a large stack of mail & sent several pieces of mail out. Weeds and vines are growing in the landscape beds. There appears to be a broken irrigation line washing out on the back right corner of the house which may be getting worse. Visual check of the boat photo below. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
8/19/20: The neighbors truck has been in the driveway for several service calls.
8/19/20: There was a white ford truck possibly the neighbor parked in front of your residence when I arrived & nobody was present on the property see photos below. Brought in 1 piece of mail photo below. Weeds are growing in the landscape beds. The lawn still has some browning in the back. Poured capful of bleach into each toilet.
8/19/20: Visual check of the boat, the boat lift motor cover has been replaced see photo below. The kitchen sink faucet leaks from underneath when water is running, I shut the valves off & tagged it as such.
