Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/22/20: The humidity level was slightly high inside when I arrived, I lowered the dehumidistat to 50% to help mitigate the humidity level. Will continue to monitor closely and adjust accordingly. The kitchen sink faucet leaks from underneath when water is running only, I shut the valves off & tagged it as such. Visual check of the boat photo below.
7/22/20: The smoke detector in the guest bedroom hallway was chirping when I arrived, I replaced the battery with a new 9v battery & tested it after installing new battery. Can not see any bees nest on the soffits, may have already been removed by pest control? Visual check of the boat photo below.
7/22/20: Photos of requested open mail below & brought in 5 pieces of mail see photo below. The landscape bushes on the right side of the house may need to be trimmed soon see photo below. Visual check of the boat photo below. Made sure to use the water main with the green handles only.
7/22/20: All exterior potted plants were wet from recent rain. Valves are off on all toilets, I turned them on then back off to flush them. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
7/22/20: Made sure water heater was off. Found the living room sliding glass door unlocked. Found the master bedroom window unlocked. The ac air filter is dirty & needs to be replaced size 16x20x1. Removed alkaline batteries from all remotes. All 6 damp rid buckets are full. Ran water during the entire service call to remove odor. Removed the Saran Wrap from the toilet bowls. Could not access storage room on front balcony. Glass door was unlocked when I arrived, keys provided do not work on the glass door.
7/21/20: Bobs truck was in the garage. Tested the irrigation system, ran 2 zones.
7/21/20: Found the replacement damp rid bags in the garage & replaced all hanging damp rid bags. Damp rid buckets are still ok. Weeds & grass are growing in the pavers & landscape beds. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
7/21/20: Exterior good, pool needs bottom brushed and cleaned, water level good 2/3 skimmer port, pictures below, interior clean, humidity good, no problems observed
7/21/20: Exterior good, pool clean and water level 2/3 skimmer port, spa full, interior clean, added bleach to toilets, pictures below
7/21/20: The pool pump equipment was leaking when I arrived see photo below. Turned the irrigation system off per client see photo below. Could not unlock the mailbox with keys provided. The hot water handle on the utility room faucet leaks when water is running only, I shut the valve off to it & tagged it as such. The kitchen sink faucet leaks from underneath in two different areas when water is running only, I shut the valves off & tagged it as such. Found a pile of debris coming from a crack under the left guest bedroom window sill & now several other locations. Possibly termites? Spiders & dead ants along baseboards. There is a small puddle of brown liquid on the floor under the front right side of the suv. Made sure to turn the water main off to the house only before leaving.
7/21/20: Opened & closed the guest bedroom sliding glass door per client. Brought in 3 pieces of mail & some junk mail, put them in the box by the front door see photo below. Weeds are growing on the lanai by the pool & the landscape beds. Wine chiller in kitchen was on & read 53. Watered the plant in the living room. The podocarpus bushes on the front & right side of the house still need to be trimmed.
7/21/20: No mail, exterior good except trees need trimmed, picture below, interior clean, poured vinegar down HVAC tube and bleach in toilets, ran disposal 1 second, water from fridge, fridge filter light on, picture below
7/21/20: Exterior good, mud dobbers along facial 2nd story, interior clean, watered plant in sink, poured vinegar down HVAC condensation evac tube, splash of bleach in toilets, humidity good, no problems observed
7/21/20: The pool water level was low again when I arrived, I ran the garden hose in it during the entire service call to help bring the water level up. The weeds in the landscape beds appear to have been sprayed & are brown & wilting. Ran water slowly in the master bathroom sink with leaking trap. Watered the two plants on the lanai. The house phone was ringing while I was inside the residence.
7/21/20: Exterior good except for spiders nesting, interior clean, poured vinegar down HVAC condensation evac tube, humidity good, no problems observed

7/21/20: Requested photos of the front of the house below. The pool water level was slightly low again when I arrived, I ran the hose in it during the entire service call to help bring up the water level. Both pool cage doors are locked.
7/21/20: Garbage cans were already brought up when I arrived. All landscape bushes have been trimmed see photos below. All storm shutters are up. Poured vinegar down the HVAC condensate drain line.
7/21/20: Exterior: spiders along gutters, pool clean and water level 1/2 skimmer port, interior clean, no problems observed
7/21/20: Turned off the breaker to the water heater. Found the master bedroom sliding glass doors unlocked. Visual check of the red mustang in the driveway. Visual check of shed in back yard.
7/21/20: Exterior good, pool under way, interior clean, added bleach to toilets, poured vinegar down HVAC condensation evac tube, humidity good, no problems observed
7/21/20: Exterior good, interior also good, humidity good, no problems observed
7/21/20: Exterior bushes and trees need trimmed, pictures below of front, interior clean, humidity good, no problems observed
7/21/20: Replaced the rear exterior light bulb with a new GU24 soft white light bulb per client photo of new bulb below. Weeds are growing in the landscape beds.
7/21/20: Steve has not repaired the hanging piece of soffit yet. Checked all damp rid bags & air fresheners. Checked all light timers. No mailbox.
