Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/24/20: Brought in 2 packages & a large stack of mail see photos below. Drove the vehicle within the community. Weeds are growing in the pool tiles.
7/24/20: The pool pump appears to be leaking from somewhere see photo below. The humidity level was on the cusp of being over the acceptable level of 60%, I lowered the thermostat to 77 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. No water in kitchen. Photos of remodel progress below. Ran mesh shutters up & down. Removed a pesticide sign dated 7/16 from the yard. Pulled both vehicles out of garage & let idle during the service call.
7/24/20: Found one of the distilled water jugs on the shelf in the garage was dry rotted & drip leaking from a hole in the bottom onto the stuff below it see photo below. I removed the water jug & wiped up the water. Brought in 2 pieces of mail see photo below, will bring to the post office with the other previously collected mail for forwarding. Damp rid buckets in the suv are full.
7/24/20: The batteries were low on the ac thermostat, I replaced them with 2 new AA batteries see photo below.
7/24/20: The humidity level was slightly high on both floors, I lowered the dehumidistat to 50% to help mitigate the humidity levels. Will continue to monitor closely & adjust accordingly. Replaced 2 full damp rid bags in the upstairs closets with the damp rids provided.
7/24/20: Checked damp rid bags.
7/24/20: The humidity level has stayed under the acceptable level of 60% since making the original adjustment.
7/24/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
7/24/20: Opened the latch in the master bedroom closet to visual check the ac air handler. The humidity level was back down to an acceptable level of under 60% from the last adjustment. Will continue to monitor closely & adjust accordingly. Tried calling client for ac condenser location.
7/24/20: Watered the plant on the kitchen counter.
7/24/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
7/24/20: Poured vinegar down the HVAC condensate drain line.
7/24/20: Watered the 3 plants on the lanai.
7/24/20: Found ac thermostat changed from 80 to 79.
7/24/20: The guest bathroom toilet runs, the valve is off & I tagged it as such. Turned valve on then back off to flush it.
7/24/20: Lower level readings temp 82.6 and humidity 49.6%.
7/24/20: Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
7/24/20: Visually checked the rear lanai, the floor wasn’t wet & didn’t have any puddles. I could only see what Kathy mentioned that the gaps between the storm shutter frames & the building might need to be re-caulked see photos below. The tape on the floor is still from the raised tiles under the table found last year & that were marked.
7/24/20: Photos of landscaping below, lots of rain recently. All ceiling fans are on. Landscape lighting is off.
7/24/20: Weeds & grass are growing in the landscape beds sending photo via email. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
7/24/20: There were several tiles laying on the edge of the pool & some on the bottom see photos below. Cleaned up spider webs, dead flies & bugs due to inactivity from baseboards in several locations throughout the house. The alarm system was beeping after I entered & deactivated it & the trouble light was illuminated. Spoke with client on phone. Checked the pool bathroom.
7/23/20: Turned off the two lamps in the dining room. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Checked all damp rid buckets.
7/23/20: There is a stain on the ceiling in the utility room hallway downstairs see photo below. It is not soft & currently dry to the touch. Checked attic upstairs & can not see anything leaking. Might have been condensation from ac ductwork. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
7/23/20: The master bathroom bathtub has no water pressure, it is tagged as such.
7/23/20: The garage floor is finished being painted & the Audi has been put back in the parking garage. Dehumidifier in kitchen read 55. Checked all damp bags & buckets. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
