Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,667 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/17/20: There was a 2020 census notice on the front door when I arrived see photo below. Drove the car within the community. The spa water level appears to be low see photo below. Mud daubers are on both outside entrance ceilings. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has missing grout in the corners.8/14/20: Met with ac technician John from 4 seasons & let into the residence for HVAC repair. I stayed with the technician until he was finished & confirmed that the ac was working. Before & after photos of the coils replaced below. The technician found that the condensate drain line was leaking from a possible crack inside the concrete block garage wall where it exits as he was getting ready to leave. He said it would need to be replaced with larger diameter pvc pipe & would inform the homeowner. Photo of the leaking drain line location below. Also brought in a 1 gallon container of vinegar to pour down the condensate drain line during service calls for preventative maintenance photo below.
8/14/20: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
8/14/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
8/14/20: The lanai has another puddle from recent rain photo below. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
8/14/20: The weeds that were growing in driveway & landscape beds appear to have been sprayed recently. I cleaned up some dead bugs & droppings by the sliding glass doors & in the door tracks in the living room & swept the front porch. Water to remain off per client.
8/14/20: The master bathroom toilet fill valve has quit working, I have tagged it as such. The washable ac air filter is dirty & needs to be cleaned or replaced. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
8/14/20: Photos of drywall ceiling repairs below, it is hard to see the repairs as they are blended in.
8/14/20: Dehumidifier in kitchen read 47.
8/14/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
8/14/20: The storage room in the laundry room is unlocked and the door is open.
8/14/20: Brought in 1 piece of mail photo below. Weeds are growing in the landscape bed see photos below. The lawn company left grass clipping all over the back concrete pad see photo below. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.

8/14/20: Removed a truly nolen sign dated 8/4 from the front yard.
8/14/20: The guest bathroom light was on when I arrived. Poured approximately 2ozs of vinegar down the HVAC condensate drain line. Checked all damp rids.
8/14/20: Checked all damp rid bags.
8/14/20: The humidity level inside the residence was slightly over the acceptable level of 60%, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was still very clean & did not need to be replaced at this time. Poured approximately 2ozs of vinegar vinegar down the HVAC condensate drain line.
8/14/20: A section of torn pool cage screen is still laying on the lanai. Brought in 4 pieces of mail see photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
8/14/20: The landscaping is all trimmed & the lawn is green & plush. Brought in 2 pool service slips dated 8/4 & 8/11.
8/14/20: All the weeds appear to have been sprayed recently. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
8/13/20: It was very warm inside the residence when I arrived, I found the ac thermostat had a blank screen & the ac was off. I reset both breakers for the Ac & the thermostat came back on displaying a message that it needs maintenance & was reading 94 degrees. See photo below. The ac stayed running during the service call & had already dropped 2 degrees before I left. Checked all damp rids.
8/13/20: Visually checked all fire sprinklers inside the residence, did not find any signs of water damage.
8/13/20: Watered the plants on the lanai again which appeared to be dry. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
8/13/20: The downstairs half bathroom toilet has started leaking between the tank & the bowl when being flushed, I turned the valve off & tagged it as such. The downstairs humidity level was slightly over the acceptable level of 60%, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 87.6 & 42.5%.
8/13/20: Both vehicles were covered in plastic when I arrived from a tile company removing tile on the breezeways see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line. The garbage disposal has quit working, I checked the reset button & could not find any tripped breakers. The mini fridge in the dining room was on & cold. Dehumidifier in master bathroom shower read 40. The tile on the breezeway is being removed.
