Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/3/20: Exterior good, bushes need trimmed, pool with some debris, water level good, cabinet in pool area door broken? Picture below, interior clean, humidity good, added water to cart batteries
8/3/20: Started the car & let it idle during the service call. The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
8/3/20: Checked all light timers.
8/3/20: Exterior good, interior clean, added vinegar down HVAC tube, green light on car charger, no problems observed
8/3/20: Cleaned cob webs off the exterior front door & lanai. Weeds & grass are growing in the landscape beds. Poured vinegar down the HVAC condensate drain line. Poured capful of bleach into each toilet. Checked all damp rid buckets. Checked light timers. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such.
8/3/20: Exterior, clean, few pieces of junk mail, mailbox broken, picture below, pool clean and water level 1/2 skimmer port interior clean, poured vinegar down HVAC tube, no problems observed
8/3/20: There is a state of Florida septic inspection report on the kitchen counter dated 7/28 see photo below. Michelle the bird watcher arrived while I was inside the residence. Removed the full damp rid bags from the car. Photos of birds below.
8/3/20: Visual check of the boat, trailer & vehicle.
8/3/20: Exterior good, picture front, interior clean, poured vinegar down HVAC tube, dehumidifier in garage running at 70, clean interior, water filter light on fridge on , picture below, no other problems observed

8/3/20: Exterior good, landscaping clean, pool clean, water level 1” up on skimmer port, interior clean, dehumidifier in garage running at 45, no problems observed
8/3/20: All the weeds have been sprayed & are brown. The pool water level was slightly low at 1/3 the skimmer port when I arrived, I ran water from the hose in it during the service call to help bring the water level up. Visual check of car in the driveway.
8/3/20: The empty lot behind the residence is being maintained. Checked the shed in back.
8/3/20: The weeds appear to all have been sprayed. Spa water level appears to be a several inches below the water line see photo below. Mud daubers are on both outside entrance ceilings. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has missing grout in the corners.
7/31/20: Put the ac thermostat fan setting back to auto. Brought in a 1 gallon jug of vinegar & poured approximately 2ozs down the HVAC condensate drain line for preventative maintenance to help keep the drain line clear. Vinegar to be poured down the ac drain line each service call for preventative maintenance.
7/31/20: All drywall repairs have been completed.
7/31/20: Dehumidifier in kitchen read 48.
7/31/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
7/31/20: The storage room in the laundry room is unlocked and the door is open.
7/31/20: Turned off the lamp on the kitchen counter. Weeds are growing in the driveway & landscape beds outside.
7/31/20: Removed all the full damp rid bags, found four new bags in the cabinet above the washer & dryer & distributed them throughout the residence. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
7/31/20: The lanai had a puddle of water again from recent rain photo below. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.

7/31/20: Brought in 12 pieces of mail using the key from the laundry room & set junk mail off to the side see photos below. Turned water on & off using the breakers in the garage. Checked to make sure the breakers to the water heater & range were off. Visual check of the truck in the driveway. Visual check of the trailer on vacant lot photo below.
