Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,792 service calls we have performed 30,333 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered dehumidistat to 40% & the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I lost all water pressure while inside the residence, I checked all water main valves which were on & was unable to get water pressure into the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
11/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 45% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a crack in the living room ceiling above the ceiling fan, will continue to monitor closely.
11/12/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
11/11/20: Brought in a large stack of mail, magazines & sales flyers, sent several pieces out. There is some browning in the front lawn on both sides of the driveway. Made sure the water heater, range & ice maker were off. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
11/11/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level will continue to monitor closely & adjust accordingly. The cracked pool filter canister lid has been replaced see photo below. There is some browning in the lawn on the left side of the house behind the avacado tree see photo below. The landscape trees & bushes on both the left & right side of the house may need to be trimmed soon. Visual check of the boat photo below.
11/11/20: Found the ac thermostat set to 75 when I arrived. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 5 pieces of mail see photo below. There is a section of grass starting to brown in the backyard. All the exterior potted plants were wet from rain. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. The guest bathroom toilet has started running. Valves are off on all toilets.

Will continue to monitor closely & adjust accordingly. Swept spider webs off the front porch & the outside of the garage door. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
11/10/20: Some debris on bottom of the pool, small holes in screen canopy, photos below. Interior: 1 large bug disposed of.

Will continue to monitor closely & adjust accordingly. Adjusted all light timers for dst. The wood is starting to rot along the outside of the back lanai. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees. No mailbox.
11/10/20: Exterior, temporary cover on roof, pool clean and water level 1/2 skimmer port, interior clean, no new leaks observed, humidity good
11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
11/10/20: Trimmed vines down from soffits. Watered interior trees.
11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Replaced both damp rid bags in the master bedroom, no more replacement bags found inside the residence. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
11/10/20: Found the ac thermostat set to 79 when I arrived, the algea that was in the condensate drain line appears to have cleaned out. The humidity level was over the acceptable level of 60% inside the residence, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a new pleated ac air filter to replace the current filter but it appears that the filter has already been changed since last service call. Adjusted all light timers for dst. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.
11/10/20: No problems observed
11/10/20: The display on the ac thermostat was blinking low batteries when I arrived, I replaced both batteries with two new AA batteries see photo below. There is a hole in one of the pool cage screens on top. The palm tree on the back left side of the house is touching the soffits & pool cage & may need to be trimmed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/10/20: Pool clean and water level good, table and 2 chairs left out, photo below, I put them behind the hurricane screens.
11/10/20: Brought in a three pack of new pleated ac air filters & replaced the current dirty air filter see photo below. The front door needs new weather stripping.
11/10/20: The dark spot on the dining room ceiling has not changed, photo below.
11/10/20: Several photos below of the Pygmy date palms on each side of the front of the house per client. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 2 pool service cards dated 10/28 & 11/4. Both pool cage doors are locked.
11/10/20: Pool with a tiny bit of debris on bottom otherwise clean, water level at 1/2 the skimmer port. Poured vinegar down HVAC tube, interior humidity acceptable
11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% & the ac thermostat to 79 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found the dining room sliding glass door & the door between the garage & home unlocked. Made sure the water heater was off at the switch in the garage. Left the water main on when leaving per client.
11/10/20: Exterior, some yard debris, bushes growing, pool clean and water level acceptable , ant mound by pool cage door appears active, brought in some junk mail, interior clean, humidity little high but acceptable for this time of year, dehumidifier running in garage at 48,
11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% & the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The carport & dock have duck droppings. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
