Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,667 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/20: The batteries were low in the ac thermostat when I arrived, I replaced them with two new AA batteries see photo below. The humidity level inside the residence was back under the acceptable level of 60% since making the last adjustment. Brought in 7 pieces of mail see photo below. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
8/18/20: Brought the garbage cans down to the street for collection. There was another 2020 census notice on the front door see photo below. Both refrigerators were off & the doors were closed. I propped the doors open for ventilation & removed a melted ice cream sandwich that was left in the kitchen freezer. Frank was mowing the lawn when I arrived.
8/25/20: Exterior good, interior again clean, humidity very good, poured vinegar down HVAC tube, dehumidifier running at 45, no problems observed
8/25/20: Exterior good, interior clean except for leaves from tree, watered tree , removed filter from HVAC, was very clean, put back in, added bleach to toilets and poured vinegar down HVAC tube, picture below
8/25/20: The humidity level is back under the acceptable level of 60% inside the residence since the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in a 1 gallon container of vinegar & poured approximately 2ozs down the hvac condensate drain line for preventative maintenance see photo below. The master bathroom toilet has a crack in the bowl on the top of the right side. Front door is hard to open & close.
8/25/20: Brought in a 2020 census notice that was on the front door see photo below. Cleaned both filters on the dehumidifier in the garage.
8/25/20: Interior clean, no problems observed, humidity good, added splash of bleach to toilets, flipped breaker on to run then off for disposal
8/25/20: Interior clean, humidity very good, could move humidistat up to 55 next inspection if you would like.
8/25/20: Brought in a 2020 census notice that was on the front door see photo below. Dehumidifier in kitchen read 39.
8/25/20: Interior 2 bugs found and disposed of, humidity very good, no problems observed
8/25/20: Brought in a 2020 census notice that was on the front door see photo below. Started the car & let idle during the service call. I found the ac thermostat set to 74 & moved it back up to the previous setting of 78.
8/25/20: Exterior good, pool clean and water level good 1/2 skimmer port, ran spa, interior clean, humidity very good, no problems observed
8/25/20: Poured capful of bleach into each toilet. Garage #9528 observations- Humidity & temperature readings were 58.3% & 85.1. Dehumidifier read 60. Refrigerator off doors open.
8/25/20: Exterior vines growing on pool cage, pool clean and water level good 1/2 skimmer port, pictures below. Interior 2 large bugs disposed of, 1 living area, 1 guest bedroom, turned water on flushed and brushed turned water off, humidity good, no other problems observed
8/25/20: Checked damp rid bag in master bedroom closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
8/25/20: Exterior good, gate locked, some debris in back, pictures below, interior clean, humidity again good, no problems observed
8/25/20: The ac air filter was dirty, I replaced it with a new one from underneath the air handler & wrote the date of installation on it.
8/25/20: Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
8/25/20: Exterior put recycle container in in possible preparation for storm, plant on back Lanai appears blown over, set back up, Bush just out side Lanai also appears blown over, pictures below, interior clean, no problems observed
8/25/20: Brought in a 2020 census notice that was on the front door see photo below. The weeds by the pool have been sprayed.
8/25/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean, humidity good, possibly getting ready for storm? Pictures below
8/25/20: Checked pool pump & timer per client, the pool was clean, was not in service mode or any wires did not appear to be loose. Dehumidifier in kitchen read 40 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside.
8/25/20: Exterior good, interior clean, humidity acceptable, no problems observed
8/25/20: Exterior good, interior clean, no lights on, flushed and brushed toilets, humidity acceptable, no problems observed
8/25/20: The ac air handler was dripping water on the garage floor when I arrived, I spoke with the client who will arrange an ac company to service it see photos below. I left a lockbox on the side door for the ac technician. Boat garage humidity and temperature levels 80.1% & 82.6. Visual check of the boat & trailer. Poured capful of bleach into each toilet. Made sure to leave the water main on for the pool water auto leveler.
