Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,792 service calls we have performed 30,333 have had issues that needed to be addressed/reported to the client!!

11/23/20: The humidity level was back under 60% since making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the landscape bed.
11/23/20: Exterior good, interior clean and poured vinegar down HVAC tube, pool clean, water level 1/2 skimmer port
11/23/20: There are some brown stains on the wall next to the master bedroom windows, they do not feel wet see photos below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 72?& the dehumidistat to 35% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The landscape bushes on the left side of the house may need to be trimmed soon. Visual check of the boat, trailer & vehicle.
11/23/20: Exterior good, garage dehumidifier running at 69, interior clean, brought in mail, humidity little high but acceptable for this time of year, no problems observed
11/23/20: Exterior good, interior clean, humidity little high, lowered thermostat down to 76, picture on wall half down removed lamp and something and removed picture, set on floor, picture below
11/23/20: Found the living room door unlocked. Made sure the water heater was off at the switch. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac to 73 & turned off the energy saver mode to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of the boat & motor below. Checked all damp rid buckets.
11/23/20: Exterior good, pool clean and water level 1/2 skimmer port, downspout extension off left front, put on. letter in box , pictures below, interior, 3 insects disposed of, humidity still little high, left humidistat at 50
11/23/20: The lawn company keeps piling all the fallen palm tree branches in the landscape beds, I removed them & put them down by the street for pick up see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/23/20: Drove the vehicle within the community, the gas tank is below 1/4 tank & may need to be refilled soon see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The spa water level is at an optimal level. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
11/21/20: Client advised us that their package had been delivered & needed it put inside the house. I put the large box that was on the front porch when I arrived inside the garage upright & checked the plastic bin next to the front door which had no packages inside. The box was dry & did not get any rain on it. See photos below. 3:30pm-4:30pm.
11/20/20: Went to the residence to bring the vehicle back to Throughbred motors in Sarasota to repair the current oil leak. I put some synthetic oil in the engine to compensate for any oil loss on the garage floor, pulled the vehicle out of the garage & cleaned up the oil on the garage floor using leftover rags from before. While there the neighbor moreen came over & told me the pile of landscape debris from the yard at the front of the house would need to be cut & bundled with twine to HOA requirement in order to be picked up. She advised me that she had to bundle the last pile left behind so it could be picked up. I drove the vehicle to Throughbred motors which took 1hr to reach the destination & dropped the vehicle & key off with mechanics Ken & roger. I then drove back to Charlotte county. Photos below. 1:15pm-4pm.
11/20/20: Brought in 9 pieces of mail with a stack of sales flyers see photos below. Two pieces of the mail were previously wet from rain inside the mailbox. Adjusted the light timer by front door for dst. The bulb in the lamp was blown, I replaced it with a new bulb found in the garage. Visual check of the trailer on vacant lot photo below. Turned water on & off using the breakers in the garage.
11/20/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
11/20/20: Steve has repaired the crack that was showing on the guest bedroom ceiling.
11/20/20: The humidity level inside the residence was on the cusp of going over the acceptable level of 60%, I lowered the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The walkway may need to be pressure washed again soon. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
11/20/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
11/20/20: The guest bathroom toilet water supply valve has started to leak when being turned on & off for the running toilet, I have tagged it as such see photo below. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
11/20/20: There is a hose spigot on the right side of the house in front of the small water tank next to the well equipment that is corroded & appears to be leaking see photos below. Brought in 1 pool service slip dated 11/10.
11/20/20: Brought in two boxes of damp rid bag replacements & replaced all damp rid bags throughout the residence see photo below.
11/20/20: Brought in a stack of sales flyers. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
11/20/20: All the landscaping has been trimmed recently & the palm tree branches are no longer touching the pool cage. Brought in 1 pool service slip dated 11/17. Put the water heater on the low setting. Unfortunately there was some brown liquid that appears to be oil underneath the suv on the garage floor see photo below.
11/19/20: The residence felt warm inside when I first arrived, I found the ac was off & the thermostat had a blank screen. I reset the breakers to the ac & the thermostat came back on photos below. It was reading 86 when it came back on & started blowing cold air from the vents. It stayed running during the entire service call & the temperature was already down to 82 as I was leaving. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Replaced a full bag in the guest bedroom closet.
11/19/20: The humidity level inside the residence was back under 60% since making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 75.7 & 42.1%.
11/19/20: Brought mail collected during service call to the post office for forwarding per client. Photo of receipt with tracking number below.
11/19/20: Checked the water pan in the ac return vent which had very little water in it.
