Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,528 service calls we have performed 30,090 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/30/20: Could not pull the vehicles out of the garage as there was a large section of pavers missing from the driveway when I arrived & a trench has been dug through the front landscape bed around to the left side of the house see photos below. It appears a whole home generator is being installed on the left side of the house photo below. It appears that the pool pump is still leaking. The pool deck may need to be pressure washed soon photo below. There was a brightview landscape services door hanger with comments on the counter when I arrived photo below. Remodel progress has not changed in appearance since the last service call. Ran mesh storm shutters up & down.10/30/20: The ac air filter is dirty & needs to be replaced size 18x20x1. Could not find any replacements inside the residence. Drove the suv & golf cart within the community. Mud dauber nest are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
10/30/20: Checked all damp rids, replaced all 3 bags upstairs. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered the dehumidistat to 40% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/30/20: The living room ceiling repair has not changed in appearance since the last service call.
10/30/20: Lower level temperature & humidity readings were 80.6 & 49.5%.
10/30/20: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered both ac thermostats to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
10/29/20: The humidity level was high upstairs & no air was blowing out of the vents when I first arrived, I found the breakers to the upstairs air handler were off. I contacted the client who advised me they are supposed to be on. I turned the breakers on, the upstairs ac turned back on & I could feel cool air starting to blow through the vents. I put both thermostats back to the original settings of 79 & 54% then I left the residence for a little while to let the upstairs ac catch up to confirm that it is working. I returned to the residence a short while later, took temperature & humidity readings of both floors & moved the upstairs furniture back to its original places. Upstairs temperature & humidity readings were 79.3 & 62.7%. Downstairs temperature & humidity readings were 78.9 & 63.4%. These settings have been fine in the past but the ac might be still trying to catch up. I contacted the client to see if they wanted them turned down more. Client advised to leave them where they are & check next week. Photos of new ac air handler, condenser & upstairs furniture below.
10/29/20: Checked all damp rids, replaced a full bag in the hallway closet. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
10/29/20: There was a fire & ice heating & air conditioning hvac maintenance report on the kitchen counter when I arrived see photo below. I found the ac thermostat changed to 80 & the dehumidistat set to 50%? The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub has no water pressure, it is tagged as such.
10/29/20: Dehumidifier in kitchen read 50. Checked all damp rids. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.

10/29/20: Brought in a large package that was laying by the front door when I arrived see photo below. The wine cooler in the dining room was on & reading 41/50. Checked damp rid bucket in vehicle.
10/29/20: Started the car & let it idle during the service call.
10/29/20: The half bathroom toilet water supply valve has started leaking when turned on, I shut the valve off & tagged it as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
10/29/20: The upstairs ac thermostat was back on & appeared to be working correctly since being repaired. I found both thermostats set to 78 & moved them back down to the original setting of 76. Will continue to monitor closely & adjust accordingly.
10/29/20: Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
10/29/20: Did not have keys to the residence, I was able to get keys from Cathy at the management office & gained access to the unit. The humidity level was still over the acceptable level of 60% upstairs, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/29/20: There has been activity in the residence since the last service call, several of the back storm shutters were up when I arrived. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
10/29/20: Checked damp rid bag in mb closet. Will need more damp rid bags by next service call. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
10/29/20: Checked all damp rid buckets.
10/29/20: The front door was completely unlocked when I arrived. There are honey bees on the soffits just above the sliding glass doors next to the front lanai. The inside of the attic door has mildew on it.
10/29/20: The humidity level was still slightly over 60% inside the residence on both floors when I arrived, I lowered the thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Could not gain access to the storage room below with keys provided.

10/29/20: The front door handle was unlocked when I arrived. The lanai storage room door trim is rotting on the bottom left side of the door from the rain water puddling. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
