Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,962 service calls we have performed 29,675 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/24/20: Brought in a box of damp rid bags & a large container of damp rid granules photo below. Replaced a full damp rid bag in the guest bedroom closet.
9/24/20: There has been activity in the residence since the last service call. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving. Plants on the lanai appear healthy.
9/24/20: Storage room #2 observations- Refrigerator & freezer were both cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 85.6 & 38.9%. All ceiling fans & closet fans are on. The downstairs half bathroom toilet leaks between the tank & bowl when flushed, the valve is off & it is tagged as such. I use a mop bucket to pour water into it to keep the trap from drying out.
9/24/20: Picked up the new storage room key from the kitchen counter. Made sure the water heater & range were off. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge in the dining room was on & cold. Dehumidifier in master bathroom shower read 40.
9/24/20: Started the car & let it idle during the service call.
9/24/20: Both front tires on the car were starting to get low, I put some air into them using my cordless inflator photo below. The dining room & living room ceiling lights were on when I arrived, I made sure to shut them off when leaving. Mini fridge in the dining room was on & cold.
9/24/20: Ran the storm shutters up & down. Remodel progress has not changed in appearance since last service call. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
9/24/20: There was a new grand aire hvac maintenance report on the kitchen island see photo below. The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
9/24/20: The ac was blowing out warm air & needs to be serviced. Checked the water pan in the ac return vent.
9/24/20: Brought a 1 gallon container of distilled water for the golf cart batteries & checked the water level in the batteries photo below. Master bathroom bathtub has patio furniture cushions in it.
9/24/20: Ran water through fridge door. Drained water from system after water was turned off.
9/24/20: Checked damp rid bucket in master bedroom closet.
9/24/20: Put Don’s mail back in the garage on top of the refrigerator per client. Made sure ice Maker was off. Poured capful of bleach into each toilet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Algae was present in the drain line.
9/23/20: Weeds are growing in all the landscape beds. The water main was on when I arrived.
9/23/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
9/23/20: Visually checked all pictures on the walls.
9/23/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
9/23/20: The landscape bushes on the front of the house may need to be trimmed soon see photos below.
9/23/20: The weeds appear to have been sprayed recently. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
9/23/20: Removed a problem solved sign dated 9/22 from the yard. The pool water was cloudy when I arrived see photo below. The back guest bathroom bathtub plastic faucet handle & toilet are broken, they have been tagged as such. I use a mop bucket to pour water into the toilet to keep the trap from drying out. The lawn has some browning in the front. Poured capful of bleach into each toilet when finished cleaning them.
9/23/20: Brought in 10 pieces of mail photo below. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
9/23/20: Visual check of the boat photo below.
9/23/20: Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
9/23/20: Drove the vehicle within the community. There was what appeared to be some small oil spots on the garage floor when I moved the car see photo below. Did not turn on the master bathroom shower per client.
9/23/20: The mailbox was broken off the post & laying in the front entryway when I arrived, I picked it up and placed it in the garage see photos below. Weeds are growing in the landscape beds. Mini fridge on lanai was on & cold.
