Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,817 service calls we have performed 30,333 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/16/20: Watered the three plants in the living room by the sliding glass doors per client. While I was there I could hear the pool gurgling from inside the house, the pool water level was low about 1/4” above the skimmer port. I ran the hose in it while trying to reach the clients, howards pool world arrived across the street at the neighbors & I advised the employee of the situation. He said he would be over next & would make sure the pool had enough water. He stated that he would make sure to turn the water main off when finished.12/16/20: Did not turn on the master bathroom shower per client.
12/16/20: Could not get the outside garage lights to come on. I did not find any switches off, tripped breakers or gfi outlets anywhere throughout the residence. I covered the light sensors on the lights & waited but they never came on. Photos of weeds & grass in the landscape beds below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/16/20: The trickle charger attached to the vehicle in the garage was blinking green when I arrived, I unplugged it & plugged it back in to reset it per the client but it continued to blink green. The green blinking light indicates that the battery is being charged per the trickle charger see photo below. Photo below of permit placed on pool heater. Brought in a stack of sales flyers. 12/16/20: There is a section of soffits pushed in several feet long on the left side of the house in between the guest bathroom & guest bedroom windows see photo below. The pool bathroom toilet was running when I arrived, I found the plastic shut off float inside the tank was broken & it would not stop running see photo below. I could not find the water valve for the toilet to shut it off directly so I had to rig the broken float onto the fill valve to keep it from running. I shut the water off to the whole house & tagged the toilet as such. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 72 to mitigate the high humidity level. Brought in 1 piece of mail see photo below. The well pump breakers were off & the water main valves were on when I arrived, I turned the breakers back off & left the water main valves on when leaving.
12/15/20: All clean and humidity acceptable, front driver side tire very low
12/15/20: Exterior trees growing against home and walk area in back growing over. Garage door opener seems to be coming apart, photos below, dehumidifier running at 46
12/15/20: Pool water level 1/2 skimmer port. Interior clean no insects visible, humidity acceptable. Photos below

12/15/20: Unit clean, car under carport, utility shed with lock on door.
12/15/20: The humidity level was back under 60% inside the residence after making the last adjustment. The toilets could use some iron out tablets as rusty water is going into the bowls when flushed. The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.

12/15/20: A smoke detector above the master bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery from the kitchen pantry & tested it after installing the new battery.
12/15/20: All fans running
12/15/20: Dehumidifier in kitchen read 35.
12/15/20: Interior clean, turned breaker on and off for disposal. Out of bleach for toilets.
12/15/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 72 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 1 piece of mail from the mailbox & threw away the junk mail on the kitchen counter per client see photo below.
12/15/20: Interior 1 bug found front bedroom, disposed of, humidity good
12/15/20: Gate locked, exterior, small hole in screen ceiling, picture below, interior small insects around front door, humidity good picture below
12/15/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/15/20: Humidity level good, poured vinegar down HVAC evac tube, dehumidifier running at 45
12/15/20: Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
12/15/20: Brought in 5 pieces of mail with some sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Emptied & turned off the ice maker. Made sure the water heater & range were off.
12/15/20: New flooring throughout, ceiling fixed in guest bedroom, AC unit was off , reset to 85 and 55 pictures below
12/15/20: Unit clean, fridge was on, front door deadbolt not locked, poured vinegar down the HVAC evac tube
