Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,668 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/18/20: Another smoke detector by the foot of the stairs on the first floor was chirping when I arrived, I replaced the battery with one new 9v battery & tested the smoke alarm after installing the battery. Only one smoke detector remains in the master bedroom that has not had its battery replaced yet. Lower level readings temp 82.7 and humidity 48.6%.
9/18/20: The garage door would not close with the keypad or the push button on the wall when leaving, I manually closed it by releasing the latch & locked it from the inside. I was able to exit the garage using the side door. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
9/18/20: The residence appears to have been cleaned recently. I found the downstairs ac thermostat set to 78 & put it back to the original setting of 76. The master bedroom, downstairs guest bedroom & Florida room ceiling fans were off. I made sure the water heater & range breakers were off. Photos of landscaping below. All ceiling fans are back on. Landscape lighting is off.
9/17/20: Checked the residence throughly for any water leaks per client. No evidence of any water damage found except for the round window in the upstairs guest bedroom that has been tagged for leaking on a previous service call.
9/17/20: Set both dehumidistats to 54% per client.
9/17/20: Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Checked all damp rids. Poured capful of bleach into each toilet.
9/17/20: The ac was not working when I arrived, the air handler in the hallway closet was making a strange sound and had condensation on it. I could not feel any air blowing out of the vents. The master bathroom bathtub has no water pressure, it is tagged as such.
9/17/20: Dehumidifier in kitchen read 60. Checked all damp rids. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
9/17/20: Watered the live plant on the kitchen window sill.
9/17/20: Remodel progress has not changed in appearance since last service call. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
9/17/20: There is still live ghost ant activity on the kitchen window sill. The wine cooler in the dining room was on & reading 41/50.
9/17/20: Client requests no water to be ran.
9/17/20: Started the car & let it idle during the service call.
9/17/20: Brought in a 2020 census notice that was on the front door when I arrived see photo below. The half bathroom toilet water supply valve has started leaking, I shut the valve off & tagged it as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/17/20: Low water pressure throughout the entire unit. Master bathroom shower has no water pressure, it is tagged as such.
9/17/20: Brought in a 2020 census notice that was on the front door see photo below. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into it to keep the trap from drying out.
9/17/20: Checked all damp rid buckets which are currently 50% full. Watered plants on the lanai. Deep freezer in storage room was on & cold.
9/17/20: Alice the house cleaner was inside the residence when I arrived.
9/17/20: There has been activity in the residence since the last service call. The house cleaners have opened up one of the storm shutters on the back lanai & I can not find the switch for it see photo below. The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
9/17/20: Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
9/17/20: Checked ice maker. Made sure water heater & range breakers were off. Replaced full damp rid bag in the master bedroom closet. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
9/17/20: There were 2 pieces of mail set inside the door when I arrived see photos below. The upstairs bathroom toilet has started leaking from between the tank & bowl when being flushed. I shut the valve off & tagged it as such. Checked all damp rid buckets which are currently 25% full.
9/17/20: The inside of the attic door has mildew on it.
