Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,817 service calls we have performed 30,333 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/25/21: Met Joel from Elite Claims so he could assess the roof damage inside and out. Upon arrival I found the alarm deactivated upon departure it was activated. Both toilets fill valves leak so both are off at valve. Watered 7 plants on the lanai. Pool was an inch under the mid-skimmer port line so I ran water all the time I was here.1/25/21: Raised and lowered back hurricane shutter watered three plants on the lanai the One Plant not watered because it has moisture according to the gauge looks very bad to me picture below. The front door keypad did not work upon arrival tried replacing batteries several times. Both range in the microwave clocks are blinking indicating a power failure.
1/25/21: I found the water main on upon arrival turned off upon departure. I found the door between the garage in the home unlocked I locked it before departure. Wine cooler read 55. Both toilets at 10 and water after the first flush, I flushed until cleared both toilets are off at valve. I filled the pool to the overflow tube.
1/22/21: Turned off the living room ceiling fan. The garage overhead door needs a new weather strip on the bottom. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/22/21: Turned on the water heater & left the water main when leaving per client. Started the suv & let it idle during the service call. Checked the attic space upstairs. Put the key back in the lockbox when leaving.
1/22/21: Brought in one newspaper that was by the front door photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 69 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
1/22/21: New brown mulch has been placed in all the landscape beds. Started the car & let it idle during the service call. All ceiling fans were on. Photos of landscaping below. Landscape lighting was off.
1/21/21: Made a copy of the house key at ace hardware & dropped it off with the owner at Martin air & heating in Port Charlotte for hvac maintenance per the client. Photo of the receipt below.
1/21/21: The residence was being shown by a realtor when I arrived, I waited until they were finished before going into the unit. I made sure all the doors were locked, lights were off & window blinds closed before leaving. The master bathroom bathtub has no water pressure, it is tagged as such.
1/21/21: The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill. The half bathroom toilet runs & is tagged as such.
1/21/21: The wine cooler in the dining room was on & reading 41/50.
1/21/21: Started the car & let it idle during the service call.
1/21/21: All the storm shutters on the back lanai have been opened. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
1/21/21: The battery maintainer & air dryer have been reconnected in the vehicle. The battery maintainer light in the vehicle was flashing red, the maintainer indicates that flashing red is not charging the battery see photo below. Not sure if there is something wrong or not. The water main was on when I arrived. Found the ac thermostat changed to 71? All the storm shutters on the back lanai have been opened. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
1/21/21: The portable dehumidifier in the garage storage room has quit working & is unplugged. There is a hairline crack on the dining room ceiling & on the living room ceiling by the ceiling fan.
1/21/21: There were several live ghost ants on the kitchen counters when I arrived. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
1/21/21: There is a section of screen spline on the lanai starting to come out, it appears that all the spline on the lanai is dry rotted & have hardened making them hard to stay in place see photos below. All the water supply valves for the sinks & toilets throughout the residence have excessive corrosion on them see photos below. The humidity level was below 60% inside the residence but I lowered the ac thermostat to 65 to circulate air per the client. Checked all damp rid buckets.

1/19/21: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
1/19/21: The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
1/19/21: There is an old board on the dock that is bowed & starting to come up see photo below. The plant in the living room appears to be strong & healthy see photo below. Brought in 1 piece of mail with a stack of sales flyers see photo below. Swept cobwebs webs off the front of the overhead garage door. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
1/19/21: The side entry garage door has rotting on the bottom of the door frame. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. The front door needs new weather stripping.
1/19/21: The water heater in the guest bedroom closet has excessive corrosion on the water supply valve handle see photo below. Weeds & grass are growing in the landscape beds see photo below. The palm trees on the front of the house may need to be trimmed soon see photos below. Brought in 4 pool service cards dated 12/24-1/13.
1/19/21: Brought all important mail to the post office for forwarding. Photo of receipt with tracking number below.
