Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,441 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/16/20: The water main was on when I arrived. Drove the suv & golf cart within the community again to keep schedule. Brought in a large stack of mail. Ran mesh storm shutters up & down. The landscape bushes on the back left side of the house may need to be trimmed soon.10/16/20: The pool pump is still leaking see photo below. Brought in a notice from the Charlotte county property appraisers office that was on the front door when I arrived photo below. Moved both vehicles out of the garage & let idle during the service call. The Toyota 4 runner had a message displayed on the dash saying that both the passenger side tires were lower then the drivers side, I filled them with air to match the drivers side using my cordless inflator see photo below. The display still has a message concerning a low tire but it might be the spare tire underneath the vehicle. Photos of remodel progress below. Ran mesh storm shutters up & down.
10/16/20: Brought in two large damp rid buckets & put them in the vehicle photo below. Mud dauber nest are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
10/16/20: Checked all damp rids.
10/16/20: The ac air filters are still really clean & do not need to be changed at this time. Checked all damp rids.
10/16/20: Went to the residence to provide an inspection but it was occupied.
10/16/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
10/16/20: Watered the plant on the kitchen counter.
10/16/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
10/16/20: Photo of the living room below.
10/16/20: The master bedroom light was on when I arrived, I shut it off before leaving. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
10/16/20: Watered the 3 plants on the lanai.
10/16/20: Brought both garbage cans back up to the side of the house. The outside light & the staircase lights were on when I arrived. Made sure the water heater breaker was off. Lowere level temperature & humidity readings were 80.9 & 47.8%.
10/16/20: House looks clean from pressure washing photo below. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
10/15/20: New back flow preventers have been installed on all the water mains down in the parking garage see photo below. The ac was on & appears to be working correctly since being repaired. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Checked all damp rids. Poured capful of bleach into each toilet.
10/15/20: Confirmed that the upstairs ac was on & working. Ac thermostat set to 79. Temperature & humidity readings were 79.1 & 58.1%. Downstairs thermostat set to 79, temperature & humidity readings were 79.4 & 54.0%. Moved the portable fan from upstairs to the downstairs living room. The residence had an awful sewage smell inside when I arrived, I found that the ac technician had used the broken downstairs half bathroom toilet and it was full of excrement. I turned the water main on and cleaned the toilet which was clearly marked not to use.
10/15/20: The master bathroom bathtub has no water pressure, it is tagged as such.
10/15/20: Dehumidifier in kitchen read 50. Checked all damp rids. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
10/15/20: Watered the live plant on the kitchen window sill.
10/15/20: Remodel progress has not changed since the last service call. The painters were inside the residence when I arrived & left before the service call was finished. Watered the plants on the lanai. Water is off at 2004.
10/15/20: The wine cooler in the dining room was on & reading 41/50. Checked damp rid bucket in vehicle which is currently 50% full.
10/15/20: Client requests no water to be ran.
10/15/20: Started the car & let it idle during the service call.
10/15/20: Went back to the residence to flip the breakers on the upstairs ac per client. I waited several minutes then flipped them back on but the ac did not come back on.
10/15/20: The half bathroom toilet water supply valve has started leaking when turned on, I shut the valve off & tagged it as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
