Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,441 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/21/20: Photo of the mail brought in not included in the report.10/21/20: Lowered the ac thermostat to 75 & the humidistat to 20% per client. Brought in 1 piece of mail see photo below. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
10/21/20: The landscape bushes have all been trimmed recently see photo below. Brought in 1 piece of mail photo below.
10/21/20: Met with B&D heating & ac technician Keith & let him into the residence for hvac repair. I stayed with the technician until he was finished. The technician stated that he would not be able to repair the ac today & has to order parts. I made sure all doors were locked when leaving & contacted the client to advise & set the alarm.
10/21/20: Plugged in the power strip behind the family room tv & the master bedroom tv per client. Visual check of the boat photo below.
10/21/20: There is a section of grass starting to brown in the backyard see photos below. Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
10/21/20: Did not turn on the master bathroom shower per client.
10/21/20: Brought in 5 pieces of mail see photo below. Weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/21/20: Checked all wood floors throughly.
10/21/20: The living room & master bedroom tv’s were on when I arrived, I turned them off before leaving. Checked ant bait next to ant pile in the guest bedroom, there were still several live ants next to the ant pile. Brought in 1 piece of mail photo below. Brought in 2 pool service slips dated 10/8 & 10/15. The pool cage & deck may need to be pressure washed soon. I shut off the water main to the house only when leaving.
10/21/20: Weeds are growing in the driveway pavers & all the landscape beds. There are several active fire ant nest in the pool pavers along the back of the house see photos below. Brought in 1 piece of mail photo below. The lawn has some browning in the front on each side of the driveway & right side of the house. The guest bathroom shower has grout starting to come out of one of the corners. Poured a capful of bleach into each toilet.

10/21/20: Exterior good, interior 1 bug disposed of, humidity good, no worker activity noticed.

10/21/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 79 to help mitigate the high humidity level. I noticed that no air was coming out of the vents when I lowered the thermostat, I found the air handler covered in excessive condensation from being froze up. I opened the filter cover on the air handler & could clearly see a block of ice on the coils see photos below. I contacted the client & advised them of the situation. Brought in 5 pieces of mail mail see photo below. Made sure the ice maker, water heater & range were off. Checked the pool bathroom. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
10/21/20: Exterior good, car good as observed, interior 1 dead fly disposed of, humidity good.
10/20/20: Client notified us that their security camera’s were offline & that the modem possibly needed to be reset. I went to the residence & found that there was no power in the living room. I checked the breaker panel in the garage & found breaker #4 tripped. I reset the breaker which restored power to the modem & the client contacted me to confirm the camera’s were back online. The weeds that were growing in all the landscape beds appear to have been sprayed recently. The pool water level was around 1/4” below the bottom of the skimmer port when I arrived, I ran both the hoses in it during the entire service call which brought the water level to 1/4” over the bottom of the skimmer port before leaving. Client confirmed that the pool was drawing from the bottom. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
10/20/20: Exterior good, pool clean and water level about 1/3 skimmer port, ran water during inspection, interior many dead insects mainly dining and kitchen area to include counter tops, swept in pile and vacuumed, pictures below
10/20/20: The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
10/20/20: The ac air filter is dirty & needs to be replaced size 20”x 20”x1”. I could not find any more replacements inside the residence.
10/20/20: Many small dead insects in entry area, sept up. The interior humidity level is little high. I lowered the humidistat to 50 and waited for unit to come on. Unit blowing cold air. I left the humidistat at 50 to mitigate humidity level. See photos below
10/20/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the thermostat to 76 & turned the portable dehumidifier back on to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/20/20: Started the car & let it idle during the service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/20/20: Pot on lanai with tree in it was turned over, set back up. It may possibly need a larger pot, appears to be top heavy. See photos below.
