Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,721 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/20/21: Brought in two 1 gallon containers of distilled water for the golf cart battery maintenance see photo below. Master bathroom bathtub has patio furniture cushions in it.
5/20/21: Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
5/20/21: Brought in 3 pieces of mail see photo below. The weeds & grass that are growing in all the landscape beds have not been sprayed or removed yet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/21: The humidity level was below 60% inside the residence again when I arrived. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
5/20/21: Brought in 1 piece of mail with a small package & 2 pieces of mail for Don cloutier see photos below. I wrote return to sender & put dons mail back in the mailbox. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call & set the timer for 60 mins to help bring the water level up. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving. Watered the two plants on the front porch per client.
5/19/21: The water main was on when I arrived. There has been activity inside the residence since the last service call see photos below. I could not run water in the kitchen sink or the guest bathroom shower as they are covered in plastic from work being performed photos below. The workers had the ac thermostat lowered down to 70. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
5/19/21: Brought in 10 pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Weeds are starting to grow in the landscape bed by the pool see photo below. The pool water level was back up to the optimal level of half the skimmer port since the last service call. The humidity level was under 60% inside the residence again when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.
5/19/21: The left side pool cage door is unlocked. The back storm shutters are up. Brought in 3 pool service cards dated 4/29, 5/6 & 5/13. It appears there has been a new pool pump installed & the manual was left out on the lanai which I brought inside see photos below. Made sure the water heater & range were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door has been repaired & opened. The garage overhead door needs new weather stripping on the bottom. The tree that was growing under the soffits on the right side of the house has been cut down photo below. I activated the alarm system when leaving the residence.
5/19/21: The humidity level was well under 60% inside the residence again when I arrived. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly.
5/19/21: There was a notice from management on the front door when I arrived see photo below. The humidity level inside the residence was below 60% again. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly.
5/19/21: Brought in some sales flyers. Made sure the water heater & range were off. The mini fridge in the Florida room is off & door is open.
5/19/21: The lawn is browning in the back yard see photos below. Made sure the water heater, oven & ice maker were off. Watered the 3 plants in the atrium.
5/19/21: The lawn has some browning in the front, sides & back see photos below. Made sure the water heater, range & ice maker were off. The door between garage & home was unlocked. All storm shutters are open. Visual check of the boat photo below.
5/19/21: Some mold found at water line of guest bathroom toilet, I cleaned.
5/19/21: Wall behind the sofa has no sign of any mildew.
5/19/21: Removed items covering drains, ran water then put items back. Dried under the book in the shower first before putting back. Turned the thermostat back to 78 degrees based on the current level of humidity I found inside the condo.
5/19/21: Both toilets off at wall valve. Picked up two cinch bugs, disposed of.
5/19/21: Weeds are starting to grow in the landscape beds photos below. The pool water level was slightly low when I arrived. 5/19/21: Picked up 7 dead cinch worms, 3 small bugs, 1 spider and 1 live (on it’s back) palmetto bug all disposed of.
5/19/21: One dead palmetto bug in master bath shower, disposed of.
5/19/21: Will replace the ac air filter on 7/10/21 per client instructions. Checked all damp rid buckets.
5/19/21: Slight mold ring in each toilet at the water line, cleaned both.
5/19/21: The lawn has browning in the front, sides & back see photos below. Made sure the water heater, range & ice maker were off. The toilet tanks have iron building up in them from the city water causing the water to stain the bowls & need iron out tablets see photos below. A floor tile in front of the ac air handler in the laundry room has a large crack in it see photo below. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered the fern on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not. The gfi receptacle it is plugged into is not tripped.
5/19/21: Client contacted me and advised that they had a new hose in the garage to replace the leaking auto pool filler water supply hose. I went back to the residence, found the new hose in the garage & replaced the old water supply hose on the auto pool filler. I made sure sure the new o rings were in place when connecting the new hose. I turned the water spigot for the auto filler back on & confirmed the new hose was not leaking anywhere before leaving. Photo below.
5/19/21: The lawn is starting to brown in several areas on the front, sides & back see photos below. The ac air filter in the air handler was dirty & needed to be replaced. I replaced it with a new filter provided in the utility room & wrote the date of installation on it. Brought in a small stack of sales flyers. The humidity level has been below 60% inside the residence for several service calls. I raised the ac thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
