Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,750 service calls we have performed 28,548 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/22/25: Everything has been pressure washed since the last service call. See photos below. Client advised there will be activity throughout the residence in between service calls. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
8/22/25: Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
8/22/25: The street was being repaved when I arrived. The guest bathroom toilet fill valve has started working incorrectly and the toilet has started running from a dry rotted flapper. I shut the water supply valve off to the toilet and tagged it as such. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
8/22/25: The street was being repaved when I arrived. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
8/22/25: All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
8/22/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia is expired. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
8/22/25: Brought in three pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. The plastic water main handle is recommended to be replaced with a brass ball valve handle photo below. The plastic gutter downspout extension on the left side of the house is forming a hole in the yard from significant washout when it rains see photos below. All ceiling fans are off. Lanai screen door is locked.
8/22/25: Removed a truly nolen sign from the front yard. All of the weeds appear to have been sprayed recently. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
8/21/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
8/21/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
8/21/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
8/21/25: Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
8/21/25: The key to the storm shutter over the front door was in the lock when I arrived. The upstairs ac system was back on since being repaired recently. The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 61. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. Closed the storm shutter over the front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
8/21/25: The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
8/21/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
8/21/25: Automatic ac condensate drain line cleaner attached to air handler is 1/2 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
8/21/25: New louvers have been installed on the front of the building since the last service call see photo below. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/21/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
8/21/25: There was a new small water stain on the downstairs guest bedroom ceiling near the ceiling fan when I arrived see photos below. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
8/21/25: The blades on the garbage disposal disintegrated while using it and started leaking water from underneath it. I cleaned the water up and tagged the disposal as such. A new garbage disposal will be needed at this time. Hughes exterminators appears to have been inside the residence recently. There is an alert on the security panel concerning one of the motion sensors. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
8/21/25: The lawn has some large brown spots in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
8/21/25: The plate on the vehicle has expired recently. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
8/21/25: Found breaker #21 tripped in the breaker panel & the gfi outlet in the master bathroom tripped when I arrived and reset them restoring power to the internet modem and WiFi signal to the security system equipment etc. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
8/21/25: Made sure the water heater, range and Ice maker were off. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. The humidity level was over 55% inside the residence. I lowered the thermostat to 76 for now to circulate air and mitigate the humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
8/20/25: Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
