Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,936 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/19/25: Brought in two packages that were laying by the front door when I arrived see photo below. Made sure the water heater, range & ice maker were off. The refrigerator is full of perishable items photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan was set to circulation mode instead of auto. I set the fan to auto & lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Mini fridge in kitchen was on & cold. Washer & dryer doors are cracked open for ventilation to prevent odors. Furniture on front porch & lanai. Storm shutters are cracked open. Parking garage door is room door is locked.
6/19/25: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
6/18/25: Made sure the water heater, range & ice maker were off. Monitoring the water damaged dining room ceiling closely. Everything was currently dry. A section of the roof is tarped & a solar panel section is leaning on the left side of the residence photos below. The plate on the Kia expires soon photo below. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
6/18/25: Contractor access. Met with Hughes pest control technician Adam & let him into the residence for inspection & to check the termite bait station. Adam inspected the inside of the residence, attic, exterior termite bait stations, detached garage & stated that he did not find any active termites but did find some old mud tubes from the termites in the attic. I stayed with Adam until he was finished & made sure everything was closed & locked up when leaving. 8:30am-11:00am
6/17/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/17/25: Brought in one piece of mail with a stack of sales flyers see photo below. All ceiling fans are off. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
6/17/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
6/17/25: All ceiling fans are off. Checked all light timers. No mailbox.
6/17/25: Brought in one piece of mail see photo below. Half the accordion storm shutters around the residence are open. Made sure the garage overhead door was closed when leaving.
6/17/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
6/17/25: The pool was being serviced when I arrived. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai is off.
6/17/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds are growing in the front landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/17/25: The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
6/17/25: Brought in a package that was laying by the front door when I arrived photo below. The ac air filter is dirty & needs to be replaced size 20x24x1. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
6/17/25: Made sure the water heater, range & ice maker were off. Found the master bedroom right side sliding glass door unlocked & locked it. Both master bathroom sinks still leak from underneath when water is being ran through them. I have tagged them as such. All ceiling fans are off. Lanai screen door is unlocked. Mailbox lid is taped closed. Boat & trailer are being stored on vacant lot down the street.
6/17/25: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
6/17/25: The security system appears to have been repaired since the last service call & i was able to activate it again when leaving. The lawn still has some slight browning throughout the entire yard but appears to be getting better. One of the travertine tiles by the pool appears to be sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving. I’m
6/17/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using one of the water bottles provided. Put the keys back in the lockbox when leaving.
6/17/25: The ac system was off & not working when I arrived. I did not find any tripped breakers & i was unable to get it to turn on. The ac system will need to be repaired at this time. One of the old water shut off valves behind the utility sink in the garage is slowly leaking see photo below. New kitchen cabinets were starting to be installed when I arrived. New flooring has been installed in all the bedroom since the last service call photos below. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
6/17/25: There was some underground fiber optics utilities work being conducted in the front yard when I arrived see photos below. A section of ceiling panel has fallen on the lanai see photo below. Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
6/17/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
6/17/25: The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. The wood beams on the front of the house are rotted. Master bathroom toilet fill valve has quit.
6/17/25: All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
6/17/25: Monitoring the old water stains above the garage overhead door closely.
6/17/25: Brought in two pieces of mail with some sales flyers see photo below. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
