Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,441 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/15/20: A smoke detector above the master bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery from the kitchen pantry & tested it after installing the new battery.12/15/20: All fans running
12/15/20: Dehumidifier in kitchen read 35.
12/15/20: Interior clean, turned breaker on and off for disposal. Out of bleach for toilets.
12/15/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 72 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 1 piece of mail from the mailbox & threw away the junk mail on the kitchen counter per client see photo below.
12/15/20: Interior 1 bug found front bedroom, disposed of, humidity good
12/15/20: Gate locked, exterior, small hole in screen ceiling, picture below, interior small insects around front door, humidity good picture below
12/15/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/15/20: Humidity level good, poured vinegar down HVAC evac tube, dehumidifier running at 45
12/15/20: Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
12/15/20: Brought in 5 pieces of mail with some sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Emptied & turned off the ice maker. Made sure the water heater & range were off.
12/15/20: New flooring throughout, ceiling fixed in guest bedroom, AC unit was off , reset to 85 and 55 pictures below
12/15/20: Unit clean, fridge was on, front door deadbolt not locked, poured vinegar down the HVAC evac tube
12/15/20: The humidity level was still on the cusp of going over 60% inside the residence from the ac not turning on enough times throughout the day in the winter. I lowered the ac thermostat to 72 to mitigate the humidity level. Will continue to monitor closely & adjust accordingly. The vines have been removed from the pool cage screens & the landscape bushes have been trimmed see photos below.
12/15/20: There was another boat tied to the dock when I arrived photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 70 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a large stack of mail, magazines & sales flyers, sent several pieces out. Little vines are in the landscape beds. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
12/15/20: Met with 4 Seasons AC for routine maintenance. The front door was opened frequently so readings will not be totally accurate.
12/15/20: Removed a Fahey pesticide sign dated 12/8 from the front yard. The humidity level was over 60% inside the residence again from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 70 mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/14/20: Garage passage door unlocked, not open but unlocked, picture below , interior clean and humidity acceptable for this time of year
12/14/20: Some ant action in drive and sidewalk. Pool with some debris, water level good. Stain returning in master bedroom, pictures below
12/14/20: Exterior, few mud dobber nest, nothing large, picture below, interior clean and humidity acceptable, watered trees, poured bleach in toilets
12/14/20: Exterior good, interior, no change in mold around garage entry door, interior clean and humidity good, picture below
12/14/20: Exterior tree in back leaning picture below, pool clean and water level low, about 1” up on skimmer port, ran water during inspection, needs more water, box at front door brought inside, picture below, interior clean and humidity acceptable
12/14/20: Exterior good, pool with some rust looking spots on bottom, water clean and water level good, interior clean and humidity acceptable, poured vinegar down HVAC tube picture below
12/14/20: Exterior good. Pool debris on bottom, ants and weeds in brick pavers, pictures below, interior clean, humidity little high, lowered thermostat down to 82.
12/14/20: Some weeds front pavers and metal strips still on right side. Watered potted plants on lanai and all but one plant inside the hurricane shutter. Pool clean and water level middle of skimmer port. Garage: green light on car charger
