Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,683 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/5/21: Brought all important mail collected during today’s service call to the post office for forwarding. Photo of the receipt with tracking number below.5/5/21: There appears to have been some activity inside the residence since the last service call. There was a guest parking pass on the kitchen counter when I arrived see photos below. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
5/5/21: The pool water level was low when I arrived approximately 1” from the bottom of the skimmer port. I ran water in it from the hose during the entire service call to help bring the water level up. The humidity level inside the residence was back under 60% after making the last adjustments. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Brought in 11 pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Checked all damp rid buckets. There is a hairline crack several feet long in the kitchen ceiling above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.
5/5/21: The humidity level was well under 60% inside the residence when I arrived. I raised the thermostat to 76 for now. Will continue to monitor closely & adjust accordingly.
5/5/21: Put both toilet seats in the upright position to minimize/eliminate mold on underside.
5/5/21: The humidity is just fine inside the condo however last year we had an issue with white mold/mildew on the wall behind the sofa. Remembering that I took a look behind the sofa and found the same thing today. I wipe the wall off photos of before and after below. I believe there’s just not enough airflow behind that piece of furniture so I’m going to leave it out of a foot and a half or two for the summer. A photo of that is below as well.
5/5/21: There were two notices from management when I arrived see photos below. The guest bathroom bathtub faucet handle has been repaired. The humidity level inside the residence was well below 60% again. I raised the ac thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. I removed the lockbox from the front door when leaving.
5/5/21: Made sure the water heater, range & ice maker were off. The master bedroom sliding glass door was unlocked. The master bathroom & guest bathroom windows were unlocked. The ac air filter was replaced on 4/10/21. Will replace it again on 7/10/21 per client instructions. Checked all damp rid buckets which are currently approximately 50% full see photo below.
5/5/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
5/5/21: Brought in 2 pieces of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/5/21: The front door handle & the door between the garage & home were unlocked when I arrived. Made sure the water heater, range & ice maker were off. Photos of the current guest bedroom construction below. Checked all wood floors throughly. There were dirty work boot prints on the wood floors in several areas from the workers see photos below.
5/5/21: Made sure the water heater, range & ice maker were off. The irrigation system is on & was running when I arrived.
5/4/21: Poured vinegar down the HVAC condensation evac tube.
5/4/21: Dehumidifier read 40. Poured vinegar down the HVAC condensation evac tube.
5/4/21: I found the humidistat set to off which is not where you need that set. Once at the office means don’t run the AC at all so your AC has not been running from the time that you left until now. I said the humidistat to 55%and waited for the humidity to drop down some it’s dropped two percentage points already so I think we’re good.
5/4/21: Water heater was on I turned off at breaker
5/4/21: Put the garbage cans in the garage, made sure the pool heater was off, turned the water main off when leaving & activated the alarm. Brought in a sun newspaper that was in the driveway when I arrived. The irrigation system is on. All storm panels are on the windows & storm shutters are closed. The ceiling fan by the front door is on. The master bathroom toilet water supply valve has corrosion on it see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 79 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat photo below.
5/4/21: Brown scum in the guest bath toilet, cleaned.
5/4/21: Pool level is very low, turned hose on left water on after leaving will return in an couple hours to turn water main off. Brought blue bin in the garage as requested. Photos of paint colors below.
5/4/21: Gate locked
5/4/21: Found one large dead bug in master bedroom next to bath entry door. Found 2 very small dead bugs next to master bathroom toilet. Met Nick from Truly Nolen for peat service.
5/4/21: The front door has been repaired & now opens & closes easily. Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. It has not been replaced since 8/20. The toilets have iron building up in the tanks from the city water causing the water to come out orange & need some iron tablets see photo below. Will also need toilet bowl cleaner for the bathrooms. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by next service call. The living room tv was on. The master bathroom toilet has a crack in the bowl on the top of the right side.
5/4/21: Humidity is still high and the AC system is not cooling I can’t stress how important it is to get this fixed I’m finding evidence of mold the longer it goes on the more problems you’re going to have with cleanup. The humidity inside should be somewhere below 60% it has been consistently 66+ percent and higher today I’m getting readings on 2 hygrometers of nearly 70% one actually was higher than 70%. Photos of the mold evidence below. Water main was on upon arrival, turned off upon departure. Kitchen cabinet door broken.
5/4/21: The humidity level was below 60% inside the residence when I arrived. I raised the ac thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
5/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
