Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,455 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/21: The lawn still has some minimal brown spots on the left side & in the back. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.8/9/21: Electrical box still uncovered, photo below. Weeds growing on the lanai. Restated back right corner tree as it was leaning too far to one side.
8/9/21: Watered the three plants on the lanai.
8/9/21: Watered all the potted plants on the lanai inside and outside the hurricane shutter. Armadillo hole has fresh digging, I brought some cayenne pepper to pour into the hole. This is known to prevent the return of the armadillo.
8/9/21: Watered the 3 interior plants. Tree out back has been trimmed, photo below. Photos of front bushes below.
8/9/21: I removed a yellow pest patrol sign from the yard and on my walk around to the right side of the garage I was immediately stung by a wasp. There is/was a very active nest in the window, photo below. As I walked to the front door an even bigger nest was in the corner and 3 very small nest on the center light. I found your wasp spray and they are now history.
8/9/21: Several pest droppings in the guest bathroom and utility area as reported before. The canvas that covers the damaged front skylight is torn and not converting the skylight, pitot below. Watered the plants on the lanai as it has been a few days since we had rain.
8/9/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 48.
8/9/21: The dehumidifier read 55 and was running.
8/9/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure the other toilet tank wasn’t running. Both toilets are off at the tank valve. Grass growing in the cracks of the pavers on side lanai. Bushes should be trimmed, as previously reported. Can barely get in and out of lanai side door due to an overgrown bush. Some dead ants in bathroom about 30-40. Some under the window in the living room.
8/9/21: Watered the 3 interior plants. The car would not start indicator light is not recognizing the key fob. Kept the thermostat set temp at 80.

8/6/21: The pool water was clean & back up to the optimal level of half the skimmer port since the last service call. Ran the storm shutters up & down. There is a hairline crack several feet long in the dining room ceiling just to the right of the kitchen table see photo below. The lawn still has several brown spots throughout. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
8/6/21: It was warmer then usual inside the residence when I arrived. I found the ac thermostat was completely off again. I turned the thermostat back on & it started cooling the house. It appears to be working correctly. Weeds are starting to grow in the driveway pavers. Ran the storm shutters up & down. Weeds are growing by the pool. Started the Toyota, moved it out of the garage & let it idle during the service call.
8/6/21: The new half bathroom has not been completed yet photo below. The water main was on when I arrived. I left it on for the contractor when leaving.
8/6/21: There is a small water stain on the guest bedroom ceiling along the south wall above the dresser see photos below. It is not currently wet or damp to the touch & the drywall is not damaged. Brought in one piece of mail see photo below. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
8/6/21: The gfi outlet in the garage was tripped when I arrived. I found several breakers tripped in the breaker panel & reset them restoring power to the gfi outlet & the garage. All the bathroom cabinets have been put back together since the last service call & a gallon of paint was on the master bathroom counter top see photos below. Brought in three pieces of mail photo below. The lawn still has some browning on the right side. Brought Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
8/6/21: Checked all damp rids. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
8/6/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat back down to the clients original setting of 77 to circulate air & help mitigate the high humidity level. Will continue to monitor closely.
8/6/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
8/6/21: The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
8/6/21: There was some moisture on the refrigerator door seals. I wiped it all off with some paper towels. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Opened the latch in the master bedroom closet to visually check the ac air handler.

8/6/21: The ac condenser is still loud when running. Was unable to start the vehicle today as the construction workers had the power to the garage door opener turned off & the garage full of building supplies. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed
8/5/21: No workers were present when I arrived. The outside of the front door is getting dirty again see photos below. The inside of the residence has not changed in appearance since the last service call.
