Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,261 service calls we have performed 29,161 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/3/25: The AC system was back on and appeared to be working correctly again since being repaired after the last service call. Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.10/3/25: All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutters are closed & panels are on.
10/3/25: The batteries for the kitchen sink faucet are dead and I was unable to locate six new AA replacement batteries inside the residence. All ceiling fans are off. Some of the storm shutters around the residence have not been installed yet
10/3/25: Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
10/3/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
10/3/25: Mini fridge in kitchen is off and door propped open.
10/3/25: The humidity level has been consistently over 60% inside the residence. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Checked all small damp rid buckets. All ceiling fans are off.

10/3/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
10/3/25: All ceiling fans are off.
10/3/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
10/3/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.

10/3/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
10/3/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
10/3/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
10/3/25: Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
10/3/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
10/3/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
10/3/25: Excessive weeds are starting to build up in all the landscape beds and the Bougainvillea may need to be trimmed soon photos below. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
10/3/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
10/3/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/3/25: Excessive weeds are growing on the lanai. All ceiling fans are off. All storm shutters are on/closed except for the windows on the right & back side of the house & the front door.
10/3/25: An animal is starting to dig a big hole in the landscaping bed on the back left side of the residence & weeds are starting to build up in the landscaping beds see photos below. Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia is expired. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
