Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,455 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/2/21: The latch on the front door handle is tagged for not working. The deadbolt must be engaged to keep the door closed. The master bathroom left side sink is tagged for a slow drain. Checked all damp rid buckets which are currently 50% full.
9/2/21: There was mold on the interior of the vehicle when I arrived see photos below. Bill busker was in the garage & cracked the windows on the vehicle for more ventilation after assessing the situation.
9/2/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.
9/2/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
9/2/21: The lanai storage closet door needs repair.
9/2/21: Brought in a newspaper that was laying in the driveway when I arrived. The garbage can outside is full of garbage. Made sure the water heater & range were off. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. Visual check of the boat & motor. The water main handle was difficult to use but I was able to turn it off when leaving.
9/1/21: Poured vinegar down the HVAC condensation evac tube. A branch is broken on the tree next to the drive, photo below. A Piece of lattice was in the center of the lanai I placed it in the garage.
9/1/21: Raised and lowered the hurricane shutter in back. I watered the 3 plants on the lanai. Out of vinegar for the AC air handlers upstairs.Checked all GFIs. I set the upstairs thermostat back to 78. I found the water main on upon arrival, I turned it off upon departure.
9/1/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on.
9/1/21: The lawn appears to be improving.
9/1/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be better.
9/1/21: The brown spots in the lawn have improved from past service calls. Poured vinegar down the HVAC condensation evac tube.
9/1/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube.
9/1/21: Armadillo hole dug into bushes by the outside AC unit.
9/1/21: Lawn appears to be as last reported with many dry spots.
9/1/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning in the yard report previously, is getting a bit better.
9/1/21: I found the water on upon arrival I turned it off upon departure. The front right gutter downspout elbow had fallen off and the rain has washed a lot of the soil on that corner away I put it back on but I don’t hold much hope on and staying on because there are no screws that connected which is something that should’ve done been done with the contractor to keep them on. The den/office light and fan were on and I couldn’t turn them off using the remote. I turned the circuit breaker off to shut them off.
9/1/21: The pest hole that was dug on the corner near the water main is not active as the photo below shows a great deal of debris in it.
9/1/21: Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
9/1/21: Removed a problem solved pest sign dated 8/28 from the front yard. The avocado tree by the driveway is full of avocados. Brought in a fedex package that was laying by the front door when I arrived see photo below. Visual check of the boat photo below.
9/1/21: There was still a live rat under the sink on the lanai when I opened the cabinet. It ran through a hole in the cabinets for the plumbing & into the wall. I left the lanai door unlocked for truly nolen per the client. The vines have been removed from the pool cage screens. Brought in a package that was laying by the front door when I arrived see photo below. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Monitoring the water leak area in the living room by the windows closely.
8/31/21: Client advised that their pool pump was struck by lightning & were concerned about the appliances inside the residence. The pool pump was on & running when I arrived & the pool was clean see photos below. Will send a video of the pool pump running to the client via text. All appliances & both tv’s were ok. The battery maintainer in the garage was ok & the golf cart was currently unplugged. Brought in one piece of mail see photo below.
8/31/21: Poured vinegar down HVAC tube. Weeds growing in the cracks of the pavers on the lanai as previously reported. Turned the guest bath toilet off at the valve that had the note not to flush because it runs continuously. I flushed it because it really needed water in it as you don’t want the trap to be dry as sewer gas will come up through it, bugs and pest as well. I will turn the valve on flush and then back off each service call. Found a service bill under the front door mat that I brought inside, photo below.
8/31/21: Watered all the potted plants on the lanai inside and outside the hurricane shutter. New armadillo hole back left corner of home just before the lanai steps. Placed cayenne pepper in both holes and debris inside holes to see if they vacate.
8/31/21: Checked all GFI receptacles as requested. The two indoor bedroom ceiling fans were on when I arrived, I turned them off.
