Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,859 service calls we have performed 19,156 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/7/21: Put the empty recycling can back in the garage. The damp rid bag in the truck was leaking all over the back seat & the door when I arrived see photos below. I removed the bags from both vehicles & replaced them with the large damp rid buckets that were on the garage floor. I contacted the client & advised them of the situation. Will arrange for an auto detailer to clean the back seat of the truck only. Made sure the water heater, oven & ice maker were off. There is a chip on the wall in the master bedroom hallway approximately 1” in diameter see photo below. There is a hairline crack approximately 1’ long in the living ceiling when you come through the front door. Ran water in the sink on the lanai. Clients are aware of the pre-existing oil stains in the driveway. Left the water main on when leaving per the client.12/7/21: Came back to shut off water and put the hose away after filling the pool while I did other homes in your community, photo of the current level below.
12/7/21: The humidity level is good at the 77 degrees setting so I left it there again and I will monitor again 2 weeks out.
12/7/21: Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
12/7/21: Poured vinegar down the HVAC condensation evac tube. Brought several fliers in from the mailbox. There are several ant hills between the cracks of the driveway pavers, two of which are large, photo below. The pool level is 1/3 the skimmer port. I suggest contacting the pool company so they are aware and prepared to fill it to a safer level, photo below.
12/7/21: I left the water main on because the pool level was dangerously low so I pulled the hose inside and filled the pool while I did two other homes in your community. It may be a good idea to check with your pool company so they complete filling it to a safe level.
12/7/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. The water main handle was difficult to use but I was able to turn it off when leaving.
12/7/21: The rusted & broken water main handles have not been replaced yet. There are large fire ant mounds in the landscape beds on each side of the driveway. All the landscaping & trees have been trimmed. New mulch has been put down in all the landscape beds. Swept off the front entrance. The pool cage & screens may need to be pressure washed soon see photo below. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
12/7/21: The back flow preventer on the water main outside was leaking again. Photo of the back flow preventer below. Removed a truly nolen pest sign dated 11/29 from the front yard. The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery & made sure to test it after installing the new battery. The left rear tire on the vehicle was extremely low again. I inflated the tire to 32psi using my cordless inflator. All the shutters over the windows are closed except for the guest bathroom window.
12/7/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The landscape bushes on the front left side of the house may need to be trimmed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
12/7/21: Brought in two pieces of mail see photo below. The tires on the vehicle appeared to be getting a little low. I inflated them all to the manufacturer specs of 33psi on the drivers door using my cordless inflator. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
12/7/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
12/7/21: Removed a truly nolen pest sign dated 12/3 from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are growing in the landscape beds. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
12/7/21: The batteries in the front door keypad were low when I arrived as it started flashing red & beeping while struggling to open. I replaced the batteries with four new AA batteries provided in one of the drawers where the shed keys are enabling it to work correctly again. Left the water main on when leaving per the client.
12/7/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
12/6/21: Drive by. Turned the water main off.
12/6/21: There is still some browning in the front lawn. Removed an undated Johnny bugs pest sign from the front yard. Brought in ten pieces of mail with a stack of sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds are growing in the pool & walkway pavers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged when finished. The alarm system appeared to be working correctly. Checked the light timer by the front door.
12/6/21: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
12/6/21: A new water main valve has been installed since the last service call & is no longer leaking see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the guest house needs to be cleaned.
12/6/21: The outside of the house & all the railings may need to be pressure washed soon see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. 12/6/21: The palm tree on the back of the house appears to have been trimmed recently see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The real property sticker on the outside of the residence expires on 12/21. Grass & weeds are growing in the front landscape bed. Checked all damp rids. Had to replace a full bucket on the lanai with a new damp rid bucket provided. Photos of boat & motor below.
12/6/21: Roots are still growing from the potted plants on the lanai by the pool. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There are some brown spots in the lawn on the left side of the house & on each side of the driveway. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
