Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/24/21: The humidity level was back under 60% inside the residence after the last service call. Will continue to monitor closely & adjust accordingly. One of the vehicle key fobs is tagged for not working. Sections of carpet are lifting in both the upstairs guest bedrooms. Put the key back in the lockbox when leaving.
12/24/21: A roofing company has replaced sections of rusted metal roofing on each building but have not repaired the edges looking down from your balcony yet. Will continue to monitor closely & will provide photos when your roofline is repaired.
12/24/21: The water main & a living room light was on when I arrived. The humidity level was back under 60% inside the residence after making the last adjustments. Turned on the water heater, range, ice maker & left the water main on when leaving per the client. Mini fridge in dining room was on & cold.
12/24/21: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I found the temperature has been raised to 75 since the last service call due to an active set schedule on the thermostat. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. I changed the thermostat temperature setting to the hold position so it will remain turning on in lower temperatures to mitigate the humidity level. Will continue to monitor closely & adjust accordingly. All old water stains on the ceilings throughout the residence have not changed in appearance since the last service call. Will continue to monitor closely & adjust accordingly. The spots were all dry to the touch. Watered the two plants in the living room.
12/24/21: Power has been restored to the residence. The garage side entry door, the front handle, the living room & master bedroom sliding glass doors were all unlocked when I arrived. I locked them all before leaving. The water main was on when I arrived. Made sure the water heater, range & ice maker were off.
12/23/21: Drive by. Found one of the plastic gutter downspout extension’s from the back of the house laying by the front door when I arrived. I found that the plastic brackets holding the gutter downspouts to the wall of the house are all dry rotted causing them to break & the screws are rusted out. I was able to reconnect the gutter downspout back to one side of the plastic bracket securing it back onto the wall & put the plastic downspout extension back on the gutter downspout see photos below. It appears that all the gutter downspout brackets & screws will need to be replaced at some point around the outside of the house.
12/23/21: Put a lockbox on the front door with a key to the residence inside for the handyman to repair the missing soffit pieces.
12/23/21: Brought in one piece of mail with a stack of sales flyers see photo below. Portable dehumidifier in kitchen read 51. Was unable to pour vinegar down the hvac condensate drain line. Will need another container of vinegar. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
12/23/21: Brought in a newspaper that was laying by the front door. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.

12/23/21: Made sure the water heater, range & ice maker were off. Watered all plants throughout the residence per the instructions given by the client. Water was on at 2004.
12/23/21: Sections of carpet are lifted in the master bedroom next to the bed & the guest bedroom on the right side of the bed. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
12/23/21: The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
12/23/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 50% & the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
12/23/21: The humidity level was back under 60% inside the residence on the second floor after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/23/21: The half bathroom toilet has started running most likely from a dry rotted flapper. I have tagged it as such. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
12/22/21: No obvious wind or water damage could be seen. All circuit breakers were good. The lawn has not been mowed yet.
12/22/21: Found damage on the lanai and pool furniture submerged in the pool, photos below. There is one of the end screens blown out. The umbrella stand was blown over and at least one umbrella arms is bent. The 2 chaise lounges and 2 of the single chairs were in the pool and all 4 of the cushions for the chairs as well. I removed all items from the pool I could not see any obvious damage to the items. I removed the cushion fiber material from each cushion. I then removed as much water from them and put them out to drain and dry as well as the covers.

There appears to be some weeds growing in the gutters on the front of the house & all the gutters may need to be cleaned out soon. Mold remediation progress photos below. There are some large cracks in the stucco above the left side garage overhead door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/21/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The pool level is at a level of concern and should filled up back to the middle of the skimmer port. I ran water into it for the time I was here but I would suggest contacting the pool company to make them aware the pool will need to be filled this week. The pool has debris all over the top of the water and several pieces on the bottom including a dead gecko. If my eyes don’t deceive me and they rarely do, the pool needs scrubbed, photos below. I found the humidity inside very concerning nearly 70%. This can happen this time of year when the temperatures outside are so mild the inside temperature never gets to where the thermostat is set. I turned the thermostat down to 74 from 78 to ensure the system runs enough to remove this high humidity. I waited until the humidity had been reduced by 2% so I knew the system was working properly and removing the humidity.
12/21/21: Was unable to run water inside the residence as both bathrooms have been gutted for remodel see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 50% & the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/21/21: The humidity is high so I moved the thermostat setting to 73 degrees. I then waited until the humidity had been brought down by 2% so I knew the AC was working properly.
12/21/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
12/21/21: There are 3 damaged spots in the lanai screens but you more than likely know about them, photos below. The exterior garage light was on I turned it off. The water main was on upon arrival but off upon departure. The humidity is much higher than it should be so I turned the thermostat to 74 from 77 after speaking with the client. I then waited until the humidity had been brought down by 2% so I knew the AC was working properly. The exterior fridge ice relief handle is dripping slightly so I placed the largest container that would fit safely under it to catch the drips.
12/21/21: The yard is covered in tree branches from the strong winds this morning see photos below. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All damp rid buckets are full & will need to be replaced. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
