Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,178 service calls we have performed 15,783 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/25/20: Brought in 5 pieces of mail photo below. The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
3/25/20: Put the dehumidifier back on the kitchen counter, ran drain hose on non-disposal side.
3/25/20: The pool pump is still leaking.
3/25/20: A truly nolen bug monitor has been placed in the front yard photo below. Brought in 3 pieces of mail photo below. Brought in 1 pool service slip dated 3/19. I made sure to shut off the water main to the house only before leaving.
3/25/20: The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants. Ceiling fan and light was on in front bedroom, turned off.
3/25/20: Moved the AC thermostat up to 78 & the dehumidistat up to 55%. Found the kitchen & exterior garage door handles unlocked. Battery maintainer was not on suv. The guest bathroom hot water shower handle drips when water is running, it has been tagged as such.
3/23/20: Pool clean, water 1/3 skimmer port, ran water during inspection, watered plants front and back, ran water , flushed one toilets, ran disposal, shutter up and down, turned off HW tank breaker, side door to garage deadbolt not locked
3/23/20: Dead flies in front sitting room swept up, all else clean, ran water, flushed and brushed toilets, ran disposal,
3/23/20: The slider to the lanai balcony was not locked. The windows in the living room we’re not latched completely but they were close. The guest bathroom faucet fixture leaks on top of the counter picture below. Several ceiling spots photo below indicated by the owner those were from a past roof leak. Sounds a lot or main valve it is behind the water heater in the utility room against the wall. I also turn the thermostat down to 75 and the dehumidistat I left at 50 to help mitigate some of the higher humidity in there currently
3/23/20: Turned water on, disposal breaker on, ran water, ran disposal turned breaker off, ran water sinks tub and shower, flushed brushed toilets added bleach, all clean, turned water off
3/23/20: Turned water on, ran disposal, brushed and flushed toilets, ran water in sinks, all clean as observed, turned water off
3/23/20: Ran water, flushed and brushed toilets, several large dead bugs throughout unit, disposed of, picture below
3/23/20: Exterior observed well, interior small lizard in down half bath, disposed of , ran water, brushed flushed toilets and ran water in sinks , ran disposal, all good picture below
3/23/20: No sign of problems, ran water thru all fixtures, flushed and brushed toilets. Ran disposal of a second, all clean.
3/23/20: Poured half a cup of white vinegar down HVAC condensation evacuation tube. Took batteries out of remotes.
3/23/20: Exterior clean, interior ran water, flushed toilets and brushed, ran disposal, all clean clean sheets and dishes per notes
3/23/20: Mail on counter, sign broken in back, ran water, ran disposal, flushed toilets no brushes, all clean
3/23/20: Pool clean, water 1/3 skimmer port, exterior good, garage dehumidifier running at 50, interior clean as observed, shoe covers worn, ran water, flushed toilets, no toilet brushes, ran disposal
3/19/20: The pool water level was very low about 1/4” from the bottom of the skimmer port when I arrived, I ran the hose in it during the entire time I was on property which brought the water level up to a 1/3 of the skimmer port. Checked boat straps & the landscaping all currently looks good. Could not access the breaker panels in the garage.
3/19/20: Removed the open bag of potatoes & several miscellaneous open bags of snacks from the kitchen see photo below. No packages were found by the front door.
3/19/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
3/19/20: The garbage bags have been removed from the guest bathroom bathtub. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/19/20: Drove the suv within the community.
3/19/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
3/19/20: Poured vinegar down the HVAC condensate drain line.
