Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,461 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/19/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
5/19/22: Poured vinegar down the HVAC condensate line and chased with water as requested.
5/19/22: Picked up the check & the front door key from the kitchen counter. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/22: Photos of the yard below. I found the timer box for the irrigation system it’s outside, see photo below. Could it be they need it and to shut the breaker off before they change the box? That breaker by the way is number 29 and it is not tripped I checked it. It appears to me that you have Bahia grass, if that’s the case he can brown and still come back just as green as ever. However I’m not a lawn expert he just appears to be Bahia to me.
5/19/22: Brought in a package of new pleated ac air filters & a box of tablets for the washing machine see photos below. I replaced the dirty air filter & wrote the date of installation on the new filter. The plastic handle for the back guest bathroom toilet is broken inside the tank & needs to be replaced.
5/19/22: The water main was on upon arrival, off upon departure. The alarm was off upon entry and armed prior to my departure.
5/19/22: Made sure the water heater, range & ice maker were off. Checked all damp rids.
5/19/22: Brought in a package that was by the front door when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
5/19/22: Rebooted the Wi-Fi network, then deleted the thermostat from the system and added it again. IThe thermostat was connected to the Wi-Fi when I left.
5/19/22: Made sure the water heater, oven & ice maker were off. The refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 45. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/22: The sink in the bathroom with the shower drains quite slowly, see photo below. Below is a photo of the battery maintainer.
5/19/22: Brought a new air dryer for the car & a package of toilet bowl cleaner for the bathrooms see photos below. I connected the new air dryer to the car & put the box with the warranty information on the kitchen counter. The railings & screens appear to be finished on the lanai photos below.
5/19/22: Paper towel was stuffed in the kitchen sink drains.
5/19/22: No vehicle under the carport.
5/19/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
5/19/22: Most of the furniture from the living room and dining room have been removed and placed into the guest bedroom. I could not walk into the guest bedroom to do a thorough inspection. The hall light leading to the master bathroom was on, I turned it off.
5/19/22: Water was on at 2004.
5/19/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Checked the water pan in the ac return vent.
5/19/22: Made sure the water heater, range & ice maker were off.

5/19/22: There are sections of new sod in the backyard around the pool see photos below. Brought in two pieces of mail see photo below. The refrigerator has some perishable food items inside. The guest bathroom bathtub is tagged for a clogged drain. The master bathroom left side sink has been turned off by the clients. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
5/19/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
5/18/22: I removed a Turner pest control sign from the front dated 5/13/22, photo below.
5/18/22: The medicine cabinet was moved from the bathroom to the bedroom, so I know someone has been inside. I found all the toilet seats down, I left them up last service call to prevent mold growth. The master bathroom toilet had mold growing inside I cleaned as best I could but there is no toilet brush. I took photos of the medicine cabinet and the hole so I can send to my handyman so he can see what the job entails.
