Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,461 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/26/22: Wine cooler in guest bedroom closet read 59/46. All ceiling fans are on.5/26/22: Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
5/26/22: Some personal items & an air dryer have been placed inside the garage storage room since the last service call see photo below. Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled. The attic door is open.
5/26/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.
5/26/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/26/22: Ran a cycle of the washing machine cleaner in the washing machine during the service call. The plastic handle for the back guest bathroom toilet is broken inside the tank & needs to be replaced.
5/26/22: The pool water level was over the top skimmer port from the recent hard rains. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/25/22: There is an SUV in the driveway and plugged in under the garage door photos below.
5/25/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Photos of browning lawn are below. There are pest droppings on the counter of the utility room when I look at them closely I do not believe that they are ghetto I think it may be a small mouse then again I’m not a pest control person, photo below. There is a fresh armadillo hole out in the front yard dug underneath one of the rocks, photo below. Photos of some mail that I think you may want to know about below. As far as the rodent activity in the utility room I looked as thoroughly as I could route the rest of the house but could not find any other evidence however your tile is pretty hard to see anything on the floor I did check all the counters.
5/25/22: Watered the 3 interior plants per instructions. The plants out back didn’t need watering as we have had several storms roll through this pas tween, photos below. There was no mail in the mailbox.The street lamp out front of your home is on. I raised and lowered the hurricane shutters and ran the dishwasher.
5/25/22: I walked the house twice to make sure no water was running because the water main is to remain on. I turned the thermostat up to 78° which is the setting that we added when it’s vacant. I raised and lowered the hurricane shutter.
5/25/22: The browning of the yard is getting better. I removed a Lawn Care Extraordinaire sign from the yard it is dated 5/20. Photo of the lake below.
5/25/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on. The tiny dead bugs in both the master bath and just below the east facing window in the living room are about the same. Bushes need to be trimmed as reported previously.
5/25/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower.
5/25/22: The bushes around the pool cage need trimmed, photo below. Some digging in the yard from what appears to be an armadillo, photos below. Some pool tile damage, photo below.
5/25/22: Browning of the yard is better. The light fixture inside the screened front door area fell but didn’t shatter, see photos below. I brought the globe inside and set next tot the bench in the garage. Weeds growing I. The landscaping and bushes need trimmed, photos below.
5/25/22: Watered the 1 interior plants. Watered all the plants on the exterior lanai area (4). Started the car and let it idle during the time I was there. Nothing seemed too important in the mail. Dead bugs in the fridge, see photo below.
5/25/22: The AC is running and cooling.
5/25/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
5/25/22: The browning in the front yard has improved a great deal. I spoke with the homeowner to see exactly where the roof leak was in the garage and so now I’ve noted that on the account. Someone had been in the bathroom and use the half bath toilet and was unsuccessful at flushing completely because the water was off. It was a bit of a mess there.
5/25/22: I watered all plants on the lanai as indicated by the moisture.
5/25/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/25/22: Construction has started in the front yard see photo below. Brought in five pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Made sure the water heater & range were off. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock.
5/24/22: Drive by. Brought all important mail to the post office for forwarding to the client. Photo of the receipt with tracking number below.
5/24/22: I poured vinegar down the HVAC condensate tube then chased it with water. This was the last of the vinegar. I found a package near the garage interior entry door. There is some digging around the AC condenser but it appears dormant see photo below.
