Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,094 service calls we have performed 29,964 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/5/26: Put the front door key underneath the rock in the backyard. The strut holding the hood up on the car was broken when I arrived and will no longer hold the hood up client will address when they return. Put all the empty garbage cans back up on the side of the house. All ceiling fans are off. Checked all light timers. No mailbox.5/5/26: Removed the lockbox from the front door when leaving. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/5/26: Brought in two pieces of mail with some sales flyers see photo below. I was able to run water throughout the residence as water has been restored since the last service call. Put a note on the garage overhead door for the lawn company when leaving.
5/5/26: Brought in five pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Numerous sections of soffits from the back of the house over the lanai have fallen out & are laying on the ground. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
5/5/26: There is a piece of lumber laying in the driveway photo below. Made sure the water heater and range were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
5/5/26: Picked up the check and keys from the kitchen counter. Made sure the water heater, range and icemaker were off. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house ac thermostat #4 readings were- 80/79. Handheld digital hydrometer readings were 79.4 & 59.4%.
5/5/26: The pool water level was slightly low when I arrived. I ran the hose in it and set the water timer for 60 minutes to bring the water level back up. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off.
5/5/26: The lawn has excessive browning throughout the entire yard see photos below. Brought in five pieces of mail with a small package that was laying by the front door see photos below. Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. There are a few perishable items inside the refrigerator photo below. Brought in two pool boy service slips dated 4/28 & 5/5. All ceiling fans are on. Wine chiller and kitchen was on and cold. Whole home generator gas level was at 58. Kayaks are out on left side of house. Watered the two plants on the lanai. Mini fridge all I was on and cold. Ran water in sink on the lanai. Mesh storm shutters on lanai are closed.
5/5/26: Weeds are growing in the landscape beds see photos below. Made sure the water heater, range and icemaker were off. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
5/5/26: The lawn has some slight browning throughout the entire yard photos below. All of the garbage cans are outside on the right side of the house photo below. Made sure the water heater, range and icemaker were off. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
5/5/26: Temporarily attached numerous no soliciting and no trespassing signs to the front of the house and front door using painters tape see photos below. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
5/5/26: The pipe connection on the pool pump equipment was no longer leaking. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The pool water level was slightly low again. I ran the hose in it during the entire service call to help bring the water level back up. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
5/5/26: Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
5/5/26: Some of the new plants in the front yard appear to be dying. I watered them all with some of the water jugs provided. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.

I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. Green slip in mailbox. All storm shutter panels are on/closed.
5/5/26: The living room TV was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are off except for one of the kitchen windows. Visual check of the camper trailer in the front yard.
5/5/26: The AC system appeared to be working correctly again. Weeds are starting to build up in all the landscape beds. Monitoring the old water stains above the garage overhead door closely.
5/5/26: The valleys of the roof and gutters have dead leaves building up in them and may need to be cleaned out soon. Brought in one piece of mail with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
5/4/26: Mini fridge on lanai is off. Ran water through the sink on the lanai. Visual check of the truck in the driveway. Visual check of the boat photo below. Boat is covered. Checked the water level in the endless pool.
5/4/26: I was unable to get power to the dock as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Brought in three pieces of mail with some sales flyers see photo below. Will be bringing the mail documents requested to the post office for forwarding. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
5/4/26: Brought in five pieces of mail with a notice from the county concerning permits see photos below. Irrigation system is in the run position. All ceiling fans are off. Made sure the water heater and range were off. There were several alerts on the alarm system keypad see photos below. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
5/4/26: Brought in three pieces of mail with some sales flyers see photo below. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. All of the landscaping trees and bushes are touching the house and need to be trimmed soon. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
5/4/26: The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the humidstat to 45% for now circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Lamp in living room is on.
5/4/26: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/4/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. Checked all large damp rid buckets throughout the residence. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
