Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,160 service calls we have performed 29,060 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/30/25: Removed an arrow pest sign dated 9/17 from the front yard. Made sure the water heater, range ice maker were off. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.9/30/25: Brought in two pieces of mail with some sales flyers see photo below. The lawn has some browning in the backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
9/30/25: Excessive weeds are growing in the lanai and back patio pavers. The lawn has some browning in the front yard & left side of the house. Wine cooler read 67. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
9/27/25: Drive by. Brought all important mail to the post office for forwarding on Thursday. Photo of the receipt with tracking number below.
9/26/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
9/26/25: Watered both plants on the lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
9/26/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
9/26/25: The water heater was leaking water into the drip pan below it after I turned on the water main and entered the residence. I immediately shut off the water valve above the water heater and the water main outside. The drain pan was starting to overflow so I had to manually drain the water heater through the valve on the bottom of the tank. The water heater appears to have rusted from the inside out and is leaking from several areas. The water heater appears to need replacement at this time. Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
9/26/25: Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
9/26/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
9/26/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/26/25: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
9/26/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
9/26/25: Portable dehumidifier in kitchen read 43. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
9/26/25: Watered the plants in the living room. All ceiling fans are off.
9/26/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
9/26/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
9/26/25: The plate on the BMW expires soon see photo below. There was an alert on the AC thermostat concerning routine maintenance when I arrived photo below. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
9/26/25: Excessive weeds are building up in all the pool pavers & deco drain. Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
9/26/25: Removed a problem solved pest sign dated 9/22 from the front yard. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
9/26/25: The gutters need to be cleaned out around the entire residence as grass & weeds are starting to grow in them. All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
9/26/25: Excessive weeds are building up in the lanai pavers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. All storm shutters are closed.
9/26/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen read 55. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
9/25/25: Painting, cleaning etc is still being conducted throughout the residence. Mini fridge in kitchen is off. All ceiling fans are off. All storm shutters are closed.
9/25/25: All of the plantation shutters that were removed for new window installation have been reinstalled since the last service call. Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. Storm shutters on lanai are closed.
