Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,461 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/1/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
6/1/22: Visual check of the car, battery maintainer lights were on. The humidity is a bit high inside so I turned the thermostat down 1° to 76° and then made sure that the system came on and started to cool. The water main valve is leaking again but just a little while it is open, once it was closed it does not leak.
6/1/22: Brought in two pieces of mail see photo below. Raised the ac thermostat in the master bedroom to match the thermostat in the living room. Made sure to turn the water main off to the house only when leaving.
6/1/22: Brought in two pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. Irrigation system blue light was on.
6/1/22: Kitchen wine cooler is working, utility room wine cooler is off.
6/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
6/1/22: I checked the pool first thing found it to be very low (photo below) so I ran water in it the entire time I was here and kept it running after I left. The key box is on the door however I took the key to get a copy. I pulled a pest control sign from the yard. I found 6 dead ants in the guest tub and a few on the window sill of the utility room. I also found 2 gecko droppings and one dead cockroach photos below.
6/1/22: The stairwell is full of dead bugs. Turned on the water heater, range & ice maker for clients return. Left the water main on when leaving per the clients. The humidity level was under 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/1/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. The humidity level was well under 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door propped open.
6/1/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
6/1/22: Brought in one magazine see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/31/22: I came by at the request of the homeowner as he had gotten a little alert from his HVAC system was a problem. Both units were not running, both thermostats were not working, the outside condensing units would not come on in the one thermostat in the kitchen had no power at all. The thermostat in the master bedroom had an error code see photo below. I flipped all of the breakers both inside and out near the condensing unit to see if that would help start one or both but that did not work either. The client is traveling down here and should be on property tomorrow. I turn the water heater on and left the water main valve outside on as well.
5/31/22: Poured vinegar down the HVAC condensate tube and chased with water. The garage home entry door bottom door sweep is ripped, photo below.
5/31/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
5/31/22: Watered the plant in the kitchen. Poured 4oz of vinegar down the HVAC condensate tube chased by 8oz of water.
5/31/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
5/31/22: The dehumidifier read 54 and ran during the service call. I tried to upright the tree however he didn’t have the proper tools or help that’s necessary to do a tree that size properly. It was all I could do just get it upright after having dugout the hole. As I was trying to stake the tree it was blown over again by the wind. It’s my opinion the tree needs to be pulled out of the hole and the hole dug out larger, replant the tree and staked by at least 3 if not 4 of those huge commercial stakes. What is there is not near enough to keep it from blowing over again.
5/31/22: Brought in four pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
5/31/22: The thermostat had an alert on it, photo below. I didn’t know what to look for based on the error so I cleared it. The AC seems to be working fine though.
5/31/22: The humidity level was under 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
5/31/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Ran the storm shutter up & down for preventative maintenance.
5/31/22: Watered the three plants on the lanai thoroughly as requested. I raised and lowered the hurricane shade on the lanai.
5/31/22: The humidity level was below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly.
5/31/22: The ac thermostat had a message on the display concerning the wi-fi signal.
5/31/22: I made sure each toilet valves were off.
