Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,463 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/3/22: Checked all damp rid buckets. Made sure light in garage wasn’t on.6/3/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
6/3/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
6/3/22: Brought in one piece of mail see photo below. Will change the ac air filter on July 1st per the client. Made sure the front door was completely closed & locked when leaving.
6/3/22: Checked all damp rid bags.
6/3/22: Made sure the water heater & range were off. Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed.
6/3/22: Brought in a service invoice from Massey pest control that was on the front door when I arrived see photos below. The smoke detector is missing from the guest bedroom hallway ceiling. The gfi outlet above the workbench in the garage is broken see photos below. Left everything on & put the keys in the lockbox when leaving per the client.
6/2/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/2/22: Did not pull into the driveway to prevent putting any marks on the pavers as the road was recently re-paved. Brought in one piece of mail that was on the front door when i arrived see photo below. The pool water level was still over the top skimmer port causing small debris to float on the top of the water. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/2/22: One strange thing that I noticed was the pocket door to the bathroom in the master bedroom was closed. I never would do something like this which is concerning someone had to closed it.
6/2/22: The plastic handle for the back guest bathroom toilet is broken inside the tank & needs to be replaced.
6/2/22: Made sure the water heater, range & ice maker were off. Checked all damp rids. Had to empty & refill all small buckets. There was a maintenance required message on the vehicle display panel see photo below. Made sure to plug everything back in after driving the vehicle.
6/2/22: Humidity at the far point of the living room almost to the large windows 50.3 temperature 82.7
6/2/22: The water main was on upon arrival, I shut it off upon departure. Humidity was a little high at 61.5% so I turned the humidistat from 60 to 55 and waited for the system to come on and Cool just to be sure.
6/2/22: I found the water main on upon arrival I turned it off upon departure. Water heater was on as well I shut it off at the switch just below the water main shut off valve.
6/2/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
6/2/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.
6/2/22: Made sure the water heater, range & ice maker were off. The upstairs humidity level was over the acceptable level of 60%. I lowered the thermostat to 74 for now to match the downstairs thermostat & to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the neighbors came over while I was inside the residence to adjust one of the storm shutters in the kitchen. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
6/2/22: The battery maintainer had a green light and led read 100
6/2/22: Unable to provide service tile workers were inside tiling.
6/2/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen does not flush. The fill mechanism does not fill the tank. This could be the fill mechanism could be broken or the valve on the wall could be plugged.
6/2/22: The water main was on upon arrival, I shut it off upon departure. The water heater was on so I turned it off at the circuit breaker just above the water heater in the closet. Only the front door knob was locked, not the deadbolt.
6/2/22: Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/2/22: No vehicle under the carport.
6/2/22: Contractor access. Met with Jose from Furniture Warehouse & let him into the residence for new furniture delivery. Jose placed the dresser & two nightstands in the hallway by the front door for now see photos below. I made sure everything was closed & locked up when leaving. 10am-11am.
