Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,875 service calls we have performed 19,156 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/28/22: I watered 5 plants on the lanai as indicated by the moisture meter. The tool left behind and reported previously has not been picked up. I placed them up near the house, photo of where in last report.6/27/22: Drive by. Client advised that the security system was not working correctly due to a power outage. I called the client when I arrived at the residence. I found breaker #32 for the garage lights & laundry tripped in the breaker panel photo below. I reset the breaker restoring power to the security system components. I confirmed the water heater, range, ice maker & water main were off before leaving.
6/24/22: Photo accidentally not included in today’s report. There was a pile of paper on the floor in front of the printer when I arrived see photo below. I picked them all up & placed them on the desk.
6/24/22: Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/24/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
6/24/22: Brought in the package that was laying by the front door when I arrived see photo below. The humidity level was still over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Made sure to turn off both water mains when leaving.
6/24/22: Monitoring the old water stains on the guest bathroom ceiling closely.
6/24/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
6/24/22: There is no visible damage from the refrigerator above in unit #203 photo of the kitchen below. The humidity level was still slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
6/24/22: The old refrigerator has been removed from the kitchen since the last service call see photo below. There is still a foul odor & dead flies throughout the entire residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/24/22: Swept dead millipede worms off the front porch. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked carport storage room.
6/24/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/24/22: The front guest bedroom light was on when I arrived. I turned it off before leaving.
6/24/22: Watered the plants on the lanai.
6/24/22: Watered the two plants in the living room.
6/24/22: Removed all the full damp rid bags hanging throughout the residence to prevent them from possibly leaking in the future.
6/24/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
6/24/22: The ac system was on & appeared to be working correctly. The humidity level was back under 60% inside residence since the last service call. Will continue to monitor closely & adjust accordingly. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.

6/24/22: Weeds are growing in the pool tiles see photo below. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose see photo below. Removed a trugreen sign from the front yard. Weeds & vines are starting to grow in the landscape beds. The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top. There are large cracks in the stucco on each side of the house in several locations.
6/24/22: New ceiling fan installation has started throughout the residence see photos below. The water main was on when I arrived. The contractor arrived while I was inside the residence & requested for me to leave the water on for him when leaving. Sprinkled animal repellent on the small plants. Weeds are starting to grow in all the landscape beds.
6/24/22: Storm prep. Closed & locked all open storm shutters per the client see photos below.
6/24/22: The tires on the vehicle appeared to be getting a little low. I inflated them all to the manufacturer specifications of 36psi using my cordless inflator see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/24/22: There were a few crabs & some debris in the pool see photos below. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
