Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,803 service calls we have performed 14,572 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/18/22: Photos of the new electrical outlet installed by the electrician next to the garage door opener to comply with the new fire codes regarding extension cords. Was unable to reconnect the air dryer as the other extension cord was about 10’ too short. A new cord 50’ in length will be needed to reach the air dryer from the new outlet. The humidity level was over the acceptable level of 60% inside the residence again. The ac does not appear to be working correctly & needs to be serviced. The vents are blowing out warm air. Will contact the client & advise them to the situation. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.8/18/22: Made sure the water heater, range & ice maker were off. Golf cart batteries need some distilled water. The downstairs ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The upstairs custom size washable ac air filters need to be washed or replaced. Watered the orchid on the front porch. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
8/18/22: When I first open the door I realized that we didn’t have any AC. Went to the thermostat there was no display on the thermostat. I checked all circuit breakers they were not tripped. And then looked at the condensate tube overflow switch to find water sitting in that tube, photo below. This indicates that the tube is plugged in needs to be completely cleaned out by a service tech. I called the homeowner I did not get an answer but did leave a voicemail.
8/18/22: The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension codes have been implemented. The storm shutter over the dining room windows will not close all the way & is staying partially cracked open. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
8/18/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door needs to be trimmed as well as others around the house, as reported previously.
8/18/22: The portable dehumidifier in the garage storage room was making a loud noise, had a burning smell & was not working when I arrived. I had to unplug the dehumidifier. Will contact the client & advise them of the situation. Brought in one piece of mail see photo below. The damp rid bag in the master bedroom closet was full & had to be replaced. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
8/18/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more I tried to retake it but it needs to be completely redone. I placed the battery charger back on the car.
8/18/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
8/18/22: Pool has a great deal of debris on the bottom, photo below. The front bedroom that’s behind the garage is still having a bug issue, see photo below. I did not find any live bugs.
8/18/22: Could not get the key copies from two different locations to unlock the front door. Office key may be unduplicatable. Was able to open the door with the office key which will have to be returned to the front office. Will contact the client & advise them of the situation. There were no vehicles or watercraft in the parking space. Checked all damp rid buckets. Storm shutters on lanai are closed.
8/18/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. Mini-split reading EC, I don’t think it is working based on the hygrometer readings. Trap still on the right side of the home is behind the bushes.

8/18/22: I found a dozen dead tiny flying bugs on the floor of the master bathroom while walking through the rest of the house I would see one or two sporadically throughout the home. They do not appear to be sewer flies, photo below. However to be on the safe side I closed all of the sink traps after running the water. Please keep in mind this doesn’t close the overflow ports.
8/18/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. Poured an ounce of bleach in each toilet. I move the humidistat from 55 to 50% due to the higher humidity today inside your home. I’m not sure that that’s even necessary as it’s a very humid day out today however better to be safe than sorry will check it next time obviously.
8/18/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/18/22: The ac system was on & appeared to be working correctly. Made sure the water heater, range & ice maker were off. Both pool cage screen doors are locked. All storm shutters are closed.
8/18/22: There was a pen from nothing missed home inspections on the kitchen counter when I arrived see photo below. Weeds & vines are starting to grow in the landscape beds. The back guest bathroom toilet is tagged for a broken handle.
8/18/22: Weeds growing in the cracks of the pavers on the lanai, reported previously. Water main was on, I turned off upon departure. Water heater was on, turned off at circuit breaker.
8/17/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet. The side door in the living room was not locked, I locked it.
8/17/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. One inch above the bottom of the skimmer port. Ants are back in the window sill in the utility room, photo below.
8/17/22: There was mail but none appeared to be important all pieces are to the previous resident. The garbage disposal is frozen as reported previously. I sprayed WD-40 down the throat and I was able to work it around using the Allen slide at the bottom and freed it up. But when I turned on the disposal it jammed again.The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, previously reported. They have finished the roof, photos below. It appears they still have some gutter work to do. The water main was fully on/open upon arrival (photo below), off upon departure. Even though I had cleared tagged it that it must remain off. This time I tapped it closed and tagged the handle and the pipe with yellow tape. It is clearly marked. The side wooden gate was full open as well, I closed it.
8/17/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Mail did not appear to be important. The bathroom shower in the separate office had items in it so I couldn’t run the water, see photo below. Pool work completed and pool is filled.
