Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,470 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously.8/9/22: The dehumidifier displayed 52. The car was gone from the garage, the car charger was plugged in but inside the garage sink I unplugged it for safety sake. As I was leaving your neighbor was bringing the car back.
8/9/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed, reported previously.
8/9/22: Drove by to investigate power outage and error messages that client was concerned about from FPL. Found the electricity on the AC was cooling I turn the thermostat down to make sure it was cooling me to do level is 49% temperature was 76 after the air conditioner brought it down to that temperature and then set the thermostat at 78 again. Found the slider unlocked and the door from the lanai to the house Beth unlocked, locked both. Hi unplug the Wi-Fi router/modem waited one minute plugged it back in it and before I left it had rebooted and brought the humidity reading sticks online per our conversation with client via phone.
8/9/22: I watered 4 plants on the lanai as indicated by the moisture meter.
8/8/22: Drive by. Photos of new roof progress below. The new roof tile installation appears nearly complete.
8/8/22: The ac was on & working correctly. The broken breakers to the portable ac appear to have been repaired. Portable dehumidifier read 60. I lowered it to 40% for now as the humidity level was over the acceptable level of 60% inside when I arrived. Will continue to monitor closely & adjust accordingly. The water main was on & I left it on when leaving for the house cleaners.
8/8/22: The landscapers were working on the property when I arrived. The water main was on when I arrived & I left it on when leaving for the landscapers & the house cleaners. Raised the ac thermostat back up to 79. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on.
8/8/22: Met with Johnny from Johnny Bugs & let him into the residence for pest control services. I stayed with Johnny until he was finished, made sure everything was locked & set the alarm when leaving. 7:30am-8:30am.
8/6/22: Drive by. New roof progress photos below. The new composite roof tiles have started being installed.
8/5/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
8/5/22: The ac thermostat had a blank screen & the ac was not working again when I arrived. The thermostat was loose on the wall again. I put more pieces of tape on the thermostat to hold it onto the wall & the ac came back on. The ac was back on & running before I left. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.
8/5/22: Brought in a new miter saw that was by the front door when I arrived see photo below. Made sure the water heater & range were off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/5/22: Some of the crown molding is starting to slightly separate from the ceiling and some miter joints are starting to separate in a couple areas in the living room & throughout the residence.
8/5/22: Watered the plants on the lanai.
8/5/22: Ran the dishwasher & washing machine during several service calls within the building. Returned when the rinse cycles were finished to turn them off & open the doors. Watered the two plants in the living room.
8/5/22: There are painting supplies staged in the dining room. Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/5/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
8/5/22: Checked all damp rids. Had to empty & refill all small buckets. Made sure to turn off both water mains when leaving.
8/5/22: Checked all damp rids.
8/5/22: Monitoring the old water stains on the guest bathroom ceiling closely.
8/5/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
8/5/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
8/5/22: The residence has been cleaned since the last service call. I raised the humidistat up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. Old refrigerator has been removed from the kitchen. Removed the lockbox from the front door when leaving.
8/5/22: The master bathroom toilet has started to leak between the tank & bowl when flushed. I pour water into the bowl to keep the trap from drying out. I have tagged it as such. The ac condensate drain line is eroding & staining the sidewalk where it drips onto the sidewalk. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
