Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,360 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/10/26: The floor was dry surrounding the ac air handler. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rids throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.6/10/26: One of the small pictures in the guest wing hallway has fallen off the wall due to the sticky tabs holding it on the wall no longer working. Client will address when they return. The lawn has some slight browning throughout the yard. Irrigation system light was solid blue. All ceiling fans are off. Front load washing machine door is propped open to prevent mildew and odors. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green forwarding slip in mailbox.
6/10/26: Removed a Punta Gorda pest control sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is open to prevent mildew & odors. Poured several ounces of vinegar down the ac condensate drain line per the instructions for preventative maintenance. Garage side entry door handle only is unlocked. Green forwarding slip in mailbox. Storm shutter panels over master bedroom, lanai door are on.
6/10/26: Made sure the water heater and range were off. Lanai screen door is unlocked. All storm shutter panels are on.
6/9/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the tracking number below.

6/9/26: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/9/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/9/26: All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
6/9/26: The lawn has been mowed but there are still excessive weeds growing in all the Landscape beds. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
6/9/26: Ran the storm shutter on the lanai up and down for preventative maintenance. Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
6/9/26: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
6/9/26: All ceiling fans are off. Mesh storm shutter on lanai is closed.
6/9/26: The lawn is looking better since the last service call and appears to be returning back to normal. The pipe connected to the top of the irrigation well pump has been repaired since the last service call photo below. Brought in four pieces of mail see photo below. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
6/9/26: Portable dehumidifier in kitchen read 61. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 62.7% & 88.3. All accordion storm shutters are closed & all storm panels on. Blue slip in mailbox. Made sure to leave the water main on for the pool water auto filler when leaving.
6/9/26: Made sure the water heater, oven and icemaker were off. Some of the AC air filters throughout the residence need to be replaced. The lawn has some browning throughout the entire yard. There are hairline cracks starting to appear in the stucco underneath some of the exterior windows. Front load washer and dryer lids are open to prevent odors. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters along the back of the are closed. All storm shutter panels are off.
6/9/26: One of the small jets on the bottom of the pool is temporarily missing. The humidity level was over the acceptable level of 60% inside the residence again. Turning off the Eco settings in the thermostat is highly recommended to effectively control the humidity level. Landscaping work has been conducted on the front of the residence. The mango tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets & bags. Visual check of the boat photo below. 6/9/26: The AC system was running when I arrived but water was leaking from the bottom of the air handler in the laundry room and onto the floor. I shut the AC system off for now and cleaned up the water with beach towels. The AC system will need to be repaired at this time. Client is addressing. Brought in several pieces of important mail including the mail document requested. Will be bringing all important mail to the post office for forwarding. The lawn is looking better since the last service call.
6/9/26: The lawn is starting to look better since the last service call. The humidity level was well below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely and adjust accordingly. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing.
6/9/26: The lawn appears to be getting better since the last service call. All ceiling fans are off. Both lanai screen doors are unlocked. Visual check of the boat. Straps were tight. All storm shutters are closed. Thermostat #1 Master bedroom. Thermostat #2- Hallway.
6/9/26: The lawn appears to be getting slightly better. Weeds are building up in some of the Landscape beds and the lanai pavers. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. The pool pump was on and running. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
6/9/26: There is garbage in both garbage cans on the side of the house. The pool pump pipe connection still has a slight drip leak while the pool pump is running photos below. Client is addressing. Made sure the water heater, range and icemaker off. There are numerous perishable food items inside the refrigerator photo below. The lawn has some brown spots throughout the entire yard & is currently being addressed. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. All ceiling fans are on. Brought in a pool boy service slip dated 6/8. Both pool cage screen doors are unlocked. Mini fridge and freezer on lanai were both on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Closed the garage overhead door when leaving.
6/9/26: One of the pool pump pipe connections is slowly leaking while the pool pump is running see photos below. Client is addressing. The video equipment in the laundry room was beeping intermittently when I arrived. Client is addressing. The lawn has some browning in the front yard. Wine cooler read 50. All ceiling fans are off. Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
6/8/26: Drive by. Client advised they had a high temperature alert inside the residence. The AC thermostat was holding set temperature of 79 and the AC system was on & running when I arrived. I replaced the battery in the temperature sensor with a new battery provided from a kitchen drawer and placed the sensor on the kitchen island for now. The AC system cycled on and off a few times while I was inside the residence and appeared to be working correctly. I activated the alarm & made sure everything was locked up when leaving.
6/8/26: Contractor access. Met with ac technician Ty from Florida comfort air conditioning & let him into the garage for ac system maintenance. Ty stated that he needed access to the attic to perform the maintenance but one of the vehicles was in the way & preventing access to the attic. I contacted the client who advised we would be unable to move the vehicle at this time & they will need to reschedule service when they return.
