Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,781 service calls we have performed 14,572 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/25/23: The humidity level has been below 60% inside the residence for several service calls. I raised the thermostat to 75 for now to save energy. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.4/24/23: The humidity level has been under 60% inside the residence for several service calls. I raised the ac thermostat back up to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
4/24/23: Brought in one piece of mail see photo below. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
4/24/23: Made sure the water heater, range & ice maker were off. There was a trickling water sound coming from the guest bathroom when i arrived. I found water leaking from a hairline crack in the toilet tank & quickly shut the toilet water supply valve off see photo below. I cleaned the water up off the floor using some towels from the pantry & tagged the toilet as such. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Pool cage is damaged.
4/24/23: There is a large crack in the stucco on the middle of the right side of the house see photo below. There are some loose soffits on the back left corner of the house see photo below. There is some browning in the lawn on the front & left sides of the house see photos below. Made sure the water heater, range & ice maker were off. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
4/24/23: Brought in two pieces of mail see photo below. Made sure the water heater, range & ice maker were off. The copper plumbing cold side connection on the top of the water heater is excessively corroded & there appears to be evidence of leaking see photos below. Privacy fence is damaged. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
4/24/23: Portable dehumidifier read 52%. Left the water main on when leaving.
4/24/23: There is a large hole starting to open up in the back yard on the left side of the pool cage by the seawall see photos below. Brought in one piece of mail see photo below. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
4/24/23: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the ac to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
4/24/23: Brought in the red rug & put it inside the garage. Made sure the water heater was off. Adjusted the light timer in the living room. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained.
4/24/23: Brought in two pieces of mail see photo below. The power pole in the backyard is leaning. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Client advised new gutters should be installed soon.
4/24/23: Brought in three pieces of mail see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
4/24/23: The tree in the backyard appears to be dead see photo below. Client is aware of the brown spots in the lawn photos below. Made sure the water heater & range were off. Pool safety fence is installed. Both lanai screen doors are locked. All storm shutters are currently off.
4/21/23: Made sure the water heater & ice maker were off. Checked salt level in softner. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
4/21/23: Made sure the Alexa on the kitchen counter was unplugged.
4/21/23: There is a slight musty smell inside the residence. A section of casing around the attic access cover in the master bedroom closet is hanging from the ceiling.
4/21/23: The master bedroom hallway light was on when I arrived. I turned it off before leaving. Bug zapper on lanai is on. There is a small section of soffits pushed up on the right side of the house by the lanai.
4/21/23: Watered the plant on the lanai using the right side slider only.
4/21/23: The pool was clean, the water level was at the optimal level of half the top skimmer port & everything appeared to be working correctly during today’s service call. The humidity level was still below 60% inside the residence when i arrived. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
4/21/23: Forwarded all important mail collected during the service calls using the prepaid envelope in the mailbox provided by the client. Left a lockbox with a key to the residence inside on the front door when leaving. Checked all damp rid bags. All storm shutters are closed except the front guest bedroom window due to HOA restrictions. Will close the front guest bedroom window shutter the first week of June. Unplugged the garage door opener & engaged the overhead door locks.
4/21/23: A new tile roof was being installed on the neighbors roof when I arrived see photos below. Brought in one piece of mail see photo below. Will forward all important mail to the address provided. Made sure the water heater, range & ice maker were off. Read the note & picked up the check from the kitchen counter. Left all toilet seats down as sewer lines are being cleaned. Will replace the ac air filter on the first week of July to maintain warranty. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. Client advised they are waiting for a new roof to be put on. All storm shutters are off. The front door closed & locked correctly when leaving.
4/20/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then changed with water. The knob was not locked. The water main was on upon arrival. The water heater was on also. Below is a photo of carpet discoloration under the windo in the master bedroom.
4/20/23: Poured 2oz of bleach in each toilet.
4/20/23: The dehumidifier read 42. I poured vinegar down the HVAC condensate tube I then chased it with water. The light was on in the garage, I shut it off. I removed the alkaline batteries from the remotes.
4/20/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Found several windows unlocked throughout the residence & locked them all before leaving. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a leaking trap when water is running. Storm shutters on lanai are closed. Removed the lockbox from the front porch when leaving.
