Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/21/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 52. Checked light timer in living room. Lanai screen door is locked.
2/21/25: The water main was on again when i arrived. The patio furniture has been placed back out on the lanai & the residence has been left show ready since the last service call. Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is unlocked. Left the residence show ready when leaving.
2/20/25: The humidity level was over the acceptable level of 60% inside the residence again from the AC not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
2/20/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both humidistat to 60% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
2/19/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
2/19/25: I watered the 5 plants inside. The lawn has a bit of browning, reported previously. Many of the irrigation heads have been cleared giving me the impression that someone has been working on the system. The pool has debris on top and bottom due to the lanai construction. The rest of the pool cage has been removed, reported previously. New pool cage pieces are in the yard, reported previously. The ovens have been removed from the kitchen, reported previously. Ceiling leak in the guest bathroom and bedroom, reported previously. I brought 3 fallen palm fronds from the side yard out front for pick up. The pool level is at 1/3 the skimmer port today so I ran water in the pool while I provided service bringing the level up some. A 1/3 skimmer port water level is an acceptable level. There is a large active ant hill on and around the paver walkway to the pool from the side yard.
2/19/25: The garage AC unit is running and the air coming from it is cooling. The front yard dryness appears to be no worse than last week. Some plants up front have lost their leaves, reported previously. There was a small package at the front door, I brought it inside. Photo below. I also tagged the water main valve with a yellow piece of tape to help identify it Sunday when you return, photo below.
2/18/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
2/18/25: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
2/18/25: Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building waiting to be repaired. Client advised that the building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
2/18/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
2/18/25: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
2/13/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
2/13/25: A new door has been installed on the parking garage storage room but is still waiting on a new door handle & deadbolt locked to be installed see photos below. Grand aire services ac technician Blake was inside the residence performing routine maintenance on the ac system when I arrived. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
2/13/25: A new door has been installed on the parking garage storage room since the last service call but is still waiting on the door handle & deadbolt lock to be installed see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Permit for new ac system on front window. One of the sun screens on the lanai is damaged. Client will address.
2/13/25: Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
2/13/25: The ac thermostat has been raised to 76 since the last service call & the humidity level was over the acceptable level of 60% inside the residence again when I arrived. Maintenance appears to have been inside the residence starting to address the dining room window. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
2/13/25: Photo of the water heater information below. The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
2/13/25: Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
2/13/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
2/13/25: I had to remove mostly all of the fruits & vegetables from the refrigerator as they were starting to perish see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The car had an alert concerning maintenance on the dashboard when I started it see photo below. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. There is a missing section of soffits on the left side of the front entryway of the house. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are off/open.
2/13/25: The lanai may need to be pressure washed soon. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/12/25: The lamp on the right nightstand in the master bedroom is on. A trailer is in the drive, photo below.
2/12/25: The humidity in the garage is a bit high but the AC unit is running and the air coming from it is cooling. The front yard dryness appears to be no worse than last week. Some plants up front have lost their leaves, photo below. I checked the irrigation control box it has power. There was a new lag bolt on the lanai next to the pool, photo below. I could not determine where it came from. I brought it inside and placed it next to the hand saw I found in my first visit.
2/12/25: There is an electrician working on the main power box so the AC could be ran while I was on site. I could not make my way into the master bedroom and bath because the electrician had the door to the hall closed working on the panel. The condo is under renovation from being flooded during Milton. The humidity is a bit higher than suggested but within acceptable limits based on the conditions outside and the AC unit unable to run. The HVAC air handler does not have a filter which I would suggest it did when running. I could not find a filter to slip into the unit.
