Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 28,281 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/25: Did not run any water through the master bathroom shower head per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. The power pole in the backyard is leaning. Power company is addressing.
6/16/25: The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
6/16/25: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 42. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
6/16/25: Turned off the under cabinet lights in the kitchen & set the light timer by the front door to the correct time. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on. Cones at the end of each driveway. Put the shed key back on the kitchen counter when finished.
6/16/25: Turned off the zapper in the living room & unplugged it. Made sure the water heater, range, ice maker, water softener & small appliances were off. There are some perishable items inside the refrigerator photos below. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
6/16/25: There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/15/25: Carefully packed all the personal belongings pictures on walls, china dishes etc into five heavy duty boxes & will be taking them to ups to be delivered to the northern address. 11:00am-4:00pm.
6/13/25: Picked up the check from the kitchen counter. Made sure the water heater & ice maker were off. Found the two small windows in the office unlocked & locked them. Made sure all ceiling fans were off. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
6/13/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutter panels are off.
6/13/25: Opened up the package and put the cookies inside the freezer. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
6/13/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
6/13/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen was on & cold.
6/13/25: Picked up the check from the kitchen counter. Checked all small damp rid buckets. All ceiling fans are off.
6/13/25: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.

All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.

6/13/25: Put the humidistat to the home position & set the thermostat to 75 per the client. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
6/13/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/13/25: Ran the keurig & ran the dishwasher per the instructions given, turned it off & propped it open when finished. Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
6/13/25: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided from a kitchen drawer removing the low battery warning. Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
