Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,686 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/13/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.6/13/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
6/13/23: Contractor access. Met with Anthony from A++proformance plumbing & let him into the residence to repair the leaky copper plumbing above the water heater see photos below. I stayed with Anthony until he was finished & made sure the repair was complete. I ran the hose in the pool whenever I could to help offset evaporation. Made sure everything was locked up & the water main was back on when leaving. 12pm-3pm.
6/13/23: I watered 6 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. The water main was on upon arrival, off upon departure. I closed the Pentair box just right of the pool equipment on the side of the house, photo below. If you watch the cameras you’ll notice I was very cautious around the plants in front of the Pentair box as these plants are like poison ivy to me. If they were much taller or thicker toward the wall I would have to decline closing the box.
6/13/23: The parking lot of the building is still temporarily blocked off for new roof construction. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
6/13/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is at the top of the skimmer port and auto water fill is installed, photo below. Pump was still off so I turned it back on after discussing with the homeowner. ?
6/13/23: The ac system was off & the thermostat had a blank screen when i arrived. I reset the breakers restoring power to the thermostat. The ac came back on & started blowing cold air through the vents. The ac was running & the thermostat was back on when leaving. The parking lot of the building is still temporarily blocked off for new roof construction. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
6/13/23: Sprayed two wasps nest on the underside of the exterior ceiling near the front door. Some browning of the front lawn, photo below.
6/13/23: Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
6/13/23: Ran the storm shutters down & back up for preventative maintenance. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
6/13/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. I started the car and it idled during the service call.

6/13/23: New roof construction has started on the building & the parking lot is temporarily blocked off see photos below. Photo below of the new electrical hardware that was recently installed inside the garage. Ran the storm shutters up & down for preventative maintenance. The humidity was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
6/13/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported.
6/13/23: It was still warm inside the garage when I arrived & the mini split ac was blowing warm air out of the vents. The mini split ac appears to need maintenance at this time. Will contact the client & advise them of the situation. Replaced all five ac air filters throughout the residence with new pleated air filters & wrote the date of installation on them photos below. Current lawn photos below. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
6/13/23: No SUV in the garage. Photos of weeds growing in the cracks of the pavers on the lanai/pool area. The spa is very low in water Joey the pump is not running and pool level perfect. Debris on top and bottom of pool photos below. I placed the front door key on the counter in the laundry room as suggested by the customer and went out the overhead garage.
6/13/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. Sprayed 1 wasp nests along the front of the garage header. I ran the dishwasher and raised/lowered the electric shutters.
6/13/23: Drive by. Went back to the residence after the McCleery’s were finished putting up all the storm shutters see photos below. The McCleery’s stated that they had to rethread most of the anchors in the wall. Photos of old & new hardware below. Made sure everything was locked up when leaving.
6/13/23: Drive by for storm preparation. Met with Keith & Cassandra with McCleery’s handyman services & let them into the garage to get all of the storm shutter panels. The McCleery’s stated that most of the screws & anchors were stripped out from previous shutter installations & needed to be replaced as they could not use them. I made sure everything was locked up after they removed all of shutters. Photos of hardware that needs to be replaced below. The McCleery’s will be going to the hardware to purchase new hardware & return to put up all the shutters.
6/13/23: The dehumidifier was reading E9 again. Which from my investigation last time means that it needs repair or replacement. After resetting the dehumidifier it ran without interruption and was reading 54.
6/13/23: The tree on the front left corner of the house appears to be dying see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 56.5% & 92.4. Made sure to leave the water main on for the pool auto filler when leaving.
6/13/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
6/13/23: Water main was on upon arrival, off upon departure. I turned the ice maker off as directed by the client. I watered all 9 plants on the lanai. I started the car and let it idle during the service call.
6/13/23: There are large caterpillar nest’s underneath the soffits on the front right corner of the house see photos below. There was nobody at the residence & the work inside the garage appeared to be finished see photos below. I turned the water heater & water main off when leaving. There are large brown spots in several areas throughout the lawn. All storm shutters are currently open.
6/13/23: Removed a Problem solved pest sign dated 6/5 from the front yard. The pool pump filter canister lid was slowly dripping water when i arrived. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level up. Brought in a notice from the Charlotte county property appraiser that was on the front door see photo below. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished.
