Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,803 service calls we have performed 14,572 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/24/23: Right side MB sink drains very slowly. I started the car and it idled during the service call.6/24/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are a bit yellow hoping the daily afternoon rain kicks in soon. Some browning in the back yard but slightly better as we have had ran recently.
6/24/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. The back yard line was a bit greener we’ve had some rain lately.
6/24/23: The living room smoke detector is beeping again? The browning of the grass is a bit better as we have had rain. The smoke detector in the living room did not chirp while I was there.
6/23/23: The railings have been removed from the upstairs balcony since the last service call see photo below. The ac system was back on & appeared to be working correctly since the last service call. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
6/23/23: New drywall has been installed in the living room, master bedroom & lanai storage room since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence from the system sitting idle too long. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen.
6/23/23: I watered the 6 plants in the pool area. Some browning in the yard as reported previously.
6/23/23: New drywall has been installed throughout the residence since the last service call see photos below. Water stains on master bedroom ceiling. Lanai & storage room damaged.
6/23/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown in photo below. The light in the tiny hall across from the garage entry door is on. Garbage disposal is tied up.
6/23/23: Swept dead millipede worms off the front porch. The humidity level has been consistently under 60% inside the residence. I raised the humidistat back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly.
6/23/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously.
6/23/23: Your home was extremely humid when I walked in 65% or higher. So I turn the humidistat down from 60 to 50. I also turn the thermostat from 80 to 78° to give the system cycle enough time to reduce the humidity. There is a large dumpster in your driveway photo below. I did stay long enough to ensure the system is cooling and the humidity was coming down. The pool has quite a bit of debris on the bottom, photo below.
6/23/23: Furniture & boxes have been placed inside the residence since the last service call see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/23/23: One of the lanai screens has a small tear in it.
6/23/23: The pool has debris on the top and the bottom. There’s a little browning in the front yard reported previously.
6/23/23: The humidity level was well below 60% inside the residence again when i arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
6/23/23: Wine cooler in dining room read 16.
6/23/23: Water main was on upon arrival and off upon departure. Browning in the yard reported previously. Weeds growing in the cracks of the lanai, photo below. The smoke detector in the living room is chirping indicating the battery needs to be replaced.
6/23/23: New roof construction progress photos below. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
6/23/23: New roof construction progress photos below. The ac system was back on & appeared to be working correctly since the last service call. New casing has been installed around the inside of the front door since the last service call see photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
6/23/23: Photos below of some paint color samples on the walls. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged & waiting to be repaired. Mesh storm shutters are closed.
6/23/23: Removed a problem solved pest sign dated 6/22 from the front yard. There are numerous tree frogs living inside the mailbox. The mailbox appears to have too many large openings throughout allowing access. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
6/23/23: The new roof appears to have been completed since the last service call see photos below. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
6/23/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. Browning of the front yard reported previously is about the same. The thermostat has no reading on it cannot get it to turn on nor can I get the AC to run. The temperature is well over the 77 setting.
6/23/23: The storm door has been repaired since the last service call photos below. Weeds are starting to build up in the lanai pavers. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
