Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,174 service calls we have performed 10,480 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/17/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
8/17/21: The brown spots in the lawn have improved from past service calls. Poured vinegar down the HVAC condensation evac tube and chased with a cup of water. Photo and copy of bill for front door below. The left master bath sink’s hot water handle is coming loose.
8/17/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the garage & wrote the date of installation on it. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
8/17/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube.
8/17/21: There was a Hughes Exterminators service card dated 8/10 on the kitchen counter when I arrived see photo below. The master bathroom light was on & the door between the garage & home was unlocked. Mini fridge on lanai is off & door is open.
8/17/21: The lawn has been mowed since the last service call. I put the key that was left in the gate lock under the front door mat per the client. Weeds & grass are growing in all the landscape beds. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/17/21: Small dark car in drive.
8/17/21: Brought in a stack of sales flyers. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
8/17/21: Garage trim dipping, photo below.
8/17/21: Weeds are starting to pop up in the landscape beds & pool pavers. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
8/17/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning in the yard report previously, is getting a bit better.
8/17/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/17/21: Poured vinegar down HVAC tube, humidity good. Removed alkaline batteries from remotes to prevent corrosion. Opened most closed doors to promote better air circulation. Turned water heater off at circuit breaker. Weeds growing in the cracks of the pavers on the lanai.
8/17/21: Brought in two undated pool service slips. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There were two termite bait stations behind the pool cage removed from the ground when I arrived see photos below. It appears the pest control company was here recently as other termite bait stations appear to have been tampered with recently. Both pool cage doors are locked.
8/17/21: Some weeds are growing in the cracked of the lanai tiles. There was a small package at the front door. Brushed off and brought inside.
8/17/21: The hose spigot on the right side of the house was on when I turned on the water main. The pool company or the lawn company may have left it on accidentally. All the shutters over the windows are closed except for the guest bathroom window.
8/17/21: The outside light is on and I was unable to find the switch to turn it off.
8/17/21: The lawn is still excessively high & needs to be cut see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
8/17/21: Found 4 tripped breakers, reset them. MBR, Kitchen, kitchen light, microwave.
8/17/21: There was a water stain on the master bedroom ceiling right before the closet hallway when I arrived see photos below. It is currently dry to the touch. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying. There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage. Will continue to monitor closely.
8/17/21: One of the garbage cans was missing when I arrived see photo below. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
8/17/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
8/17/21: The wood siding on the back right side of the house is starting to rot along the bottom see photos below. The humidity level was well below 60% inside the residence again. I raised the thermostat to 81 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
8/17/21: Sprayed several active hornets nest on soffits & in the shed. Left the water main on when leaving per the client.
8/17/21: Made sure all the breakers with a green dot were off. Visual check of the new plants see photos below. The two cabbage palms were a little brown & appeared to need some water. I gave them each a five gallon bucket full of water. The security system updated itself while I was inside the residence photo below.
